Maintenance Supervisor - Second Shift
Position Overview
We are seeking an experienced, hands-on Maintenance Supervisor to lead and support maintenance and housekeeping operations during the second shift. This role requires a proactive leader who can work alongside their team while ensuring operational excellence, client satisfaction, and a safe working environment. This position serves as the senior facility management representative on-site during second shift, requiring strong independent decision-making and accountability.
Compensation
Salary Range: $65,000 - $70,000 annually
Key Responsibilities
Team Leadership & Operations
- Supervise and support all maintenance activities during second shift, including direct oversight of maintenance personnel
- Supervise housekeeping activities and personnel during second shift
- Serve as the primary point of contact between the client and JLL during second shift operations
- Maintain open communication with the Facilities Manager and first shift JLL employees to ensure seamless operations
Maintenance Management
- Execute and oversee all preventive maintenance (PM) schedules for second shift, ensuring timely completion and accurate entry into the CMMS system
- Complete all corrective maintenance and client-requested work orders scheduled for second shift
- Perform hands-on troubleshooting and repairs for HVAC systems, mechanical equipment, and electrical systems
- Coordinate with the Facilities Manager for any vendor support needed during second shift
Client Relations & Communication
- Address client concerns, complaints, and opportunities promptly during second shift
- Provide regular reports and communication to both the client and Facilities Manager
- Coordinate and support all client-requested events
Compliance & Documentation
- Maintain all maintenance and housekeeping documents up to date and audit-ready at all times
- Ensure all employee training remains current and properly documented
- Maintain a safety-oriented environment focused on zero accidents and zero injuries
- Identify safety hazards and implement appropriate mitigation measures
Inventory & Resource Management
- Maintain inventory of maintenance tools, parts, and housekeeping supplies
- Operate and oversee the use of aerial lifts and mobile lifting equipment
Additional Duties
- Perform other activities as needed by the Facilities Manager related to client service delivery
Required Qualifications
Experience
- Proven supervisory experience managing both maintenance and housekeeping teams
- Demonstrated experience using CMMS programs for maintenance management (Maximo preferred)
- Experience managing Building Automation Systems (BAS)
- Hands-on experience troubleshooting and repairing HVAC systems
- Hands-on experience troubleshooting and repairing mechanical equipment
- Hands-on experience troubleshooting and repairing electrical systems
Technical Skills
- Proficient in operating aerial lifts
- Proficient in operating mobile lifting equipment
- Strong ability to identify safety hazards and knowledge of mitigation strategies
Core Competencies
- Strong leadership and team management skills
- Proven ability to make sound, independent decisions and exercise judgment as the senior facility management presence during second shift hours when the Facilities Manager is not available
- Excellent communication and client relations abilities
- Detail-oriented with strong organizational skills
- Safety-focused mindset with commitment to maintaining a zero-incident workplace
- Self-directed with strong accountability and the confidence to handle emergent situations autonomously
- Flexible and adaptable to changing priorities and client needs
