主要職責

• 協助制定並執行年度、月度預防性維護計畫 (PPM)，確保關鍵設備設施的完好率。
• 監督日常巡檢工作，及時發現並解決設備故障隱患，確保突發故障的快速響應與維修。
• 負責樓宇自控系統 (BMS)、消防系統、安防系統等的日常監控與管理。

• 協助管理內部工程技術團隊，包括排班、績效考核、技能培訓及安全教育。
• 監督外包服務商（如電梯維保、消防檢測、清潔工程等）的工作品質，審核服務報告，確保其符合合約要求及服務水準協議 (SLA)。
• 參與工程類採購招標的技術評估，協助控制維修及改造成本。

• 確保物業工程營運嚴格遵守國家及地方相關法律法規、行業標準及公司內部政策。
• 主導或參與定期的安全檢查、消防演習及風險評估，落實整改措施，消除安全隱患。
• 管理特種設備（如鍋爐、壓力容器、電梯）的年檢與證照更新。

• 監測和分析能源消耗數據，提出並實施節能改造方案，降低營運成本。
• 協助編製工程部年度預算，嚴格控制備品庫存及維修費用支出。

• 配合客戶服務團隊，及時處理租戶的工程報修投訴，提升客戶滿意度。
• 為租戶的二次裝修提供工程技術審核與支援，確保裝修過程不影響大樓主體結構及公共系統安全。

任職資格

• 大專及以上學歷，電氣工程、機械工程、暖通空調 (HVAC) 或相關專業。

• 5 年以上大型商業物業、辦公大樓或飯店工程管理經驗。
• 至少 2 年以上同等崗位或團隊主管 (Supervisory) 經驗。

• 精通樓宇機電系統原理及維運管理，熟悉 HVAC、強電、弱電、給排水及消防系統。
• 熟練掌握 CAD 繪圖軟體及 Office 辦公軟體。
• 持有相關職業資格證書（如高壓/低壓電工證、制冷工證、消防工程師資格等）者優先。

• 具備優秀的突發事件應急處理能力和问题解決能力。
• 良好的溝通協調能力，能夠有效管理內部團隊及外部供應商。
• 具備較強的成本控制意識和數據分析能力。
• 正直誠信，具備高度的責任心和安全意識。
