Through our consumer-facing brand, Moove In Self Storage, we manage a growing portfolio of approximately 37 locations across ten states (PA, NY, NJ, MD, DE, CT, VA, NC, and IA). THE ROLE
The Asset & Facilities Manager is responsible for the planning, oversight, and execution of asset management, capital improvement, facility maintenance, and property-related projects across the company's self-storage portfolio. Reporting to the Vice President of Operations, this role serves as a critical link between executive management, property operations, acquisitions, vendors, contractors, and other internal teams, managing projects and assets throughout their lifecycle—from acquisition due diligence and initial assessment through ongoing maintenance, capital improvements, optimization, and disposition. This is a manager-level position with a defined career path to a director role and a starting salary range of $80,000–$95,000. The successful candidate will be:

• Willing to travel regularly (50–60%) throughout the Moove In Self Storage portfolio, working from a remote/home office.
ESSENTIAL DUTIES
Specific duties and functions of the position include, but are not limited to:
• Asset & Project Management:
o Manage the lifecycle of company assets from acquisition through disposition, including due diligence, transition, and ongoing evaluation.
o Develop and manage comprehensive project plans, including scope, timelines, budgets, milestones, and deliverables.
o Coordinate real estate due diligence activities and evaluate the physical condition, deferred maintenance, and capital needs of prospective acquisitions.
o Coordinate with executive leadership, property operations, acquisitions, construction, vendors, and contractors to ensure successful project execution and smooth asset transitions.
o Identify project risks and operational issues, develop mitigation strategies, and communicate status, milestones, and recommendations to senior management.
o Maintain accurate records and documentation related to asset condition, capital needs, and ongoing asset management activities.
• Capital Expenditures & Vendor Management:
o Develop annual and long-term capital expenditure plans; identify, prioritize, and recommend capital projects based on asset condition, ROI, and company priorities.
o Develop project budgets and schedules, solicit and evaluate contractor and vendor bids, and coordinate project implementation and scheduling.
o Monitor capital projects and contractor performance to ensure work meets approved scope, schedule, quality, and budget; address service deficiencies as needed.
o Develop and maintain effective vendor and contractor relationships, and maintain related documentation, warranties, and service histories.
o Provide senior management with regular updates on project progress, budget performance, and anticipated capital requirements.
• Facility Maintenance & Property Condition:
o Oversee maintenance and repair activities across the self-storage portfolio.
o Conduct regular property inspections to identify maintenance, safety, security, and deferred-maintenance issues.
o Develop and implement preventative maintenance programs to extend asset life, minimize disruptions, and control repair costs.
o Coordinate maintenance activities with property managers, contractors, and service providers, prioritizing repairs based on urgency, cost, and impact.
o Ensure facilities are maintained to company standards and track recurring issues to identify permanent corrective actions.
• Asset Performance, Risk, Budgeting & Reporting:
o Identify opportunities to improve the condition, functionality, and value of company assets, and establish KPIs related to asset condition, projects, and expenditures.
o Identify physical, operational, financial, and project-related risks, and ensure compliance with applicable regulations, industry standards, and company policies.
o Assist with preparation and management of budgets for capital expenditures, maintenance, and facility-related initiatives; monitor expenditures against budget and evaluate cost-effectiveness.
o Prepare regular reports on project status, capital expenditures, maintenance activity, and asset condition, and maintain accurate asset and project documentation.
o Provide senior management with actionable recommendations regarding capital priorities, maintenance requirements, asset risks, and resource allocation.
Requirements
PREFERRED QUALIFICATIONS
• Bachelor’s degree in business administration, project management, real estate, engineering, construction management, or a related field; or equivalent relevant experience.
• Minimum of 3–5 years of experience in asset management, facilities management, property management, project management, construction, or real estate; experience in commercial real estate or self-storage strongly preferred.
• Demonstrated experience managing projects involving multiple stakeholders, vendors, contractors, budgets, and deadlines, including developing project budgets, schedules, scopes of work, and status reports.
• Working knowledge of asset lifecycle management, and proficiency with project management, budgeting, reporting, and Microsoft Office tools.
• Strong analytical, organizational, and problem-solving skills, with excellent written and verbal communication and the ability to manage multiple priorities with attention to detail.
• Creative, results-driven team player who works well independently and collaboratively, with a positive, professional, and engaging personality.
• Ability and willingness to travel regularly (50–60%) throughout the Moove In Self Storage portfolio.

PHYSICAL REQUIREMENTS
• Primarily an indoor office role with occasional outdoor work at company facilities in varying weather; involves prolonged sitting, computer use, and repetitive typing.
• Stooping, bending, twisting, reaching, and walking facilities, as well as the ability to lift 10+ pounds, as required.
