About the Opportunity
A well-regarded multifamily developer and operator is adding a Lease-Up Leasing Specialist to its team in the Wilmington, DE area. This is an exciting opportunity for a high-energy leasing professional who loves the thrill of the close and knows how to turn a lead into a lease.
The community is currently stabilized, but an additional 125 apartment homes are scheduled to come online in May, creating a significant lease-up opportunity and strong commission potential. The successful candidate will play a key role in maintaining occupancy in the existing community while aggressively leasing the new phase.
This is a purely leasing-focused role. The Community Manager will handle renewals, delinquency, reporting, and broader property operations, allowing this person to focus on what they do best: generating traffic, building relationships, conducting tours, following up, and closing leases.
The schedule is Tuesday through Saturday, with Saturday availability required.
What You'll Do
As the Lease-Up Leasing Specialist, you'll own the prospect experience from the first inquiry through move-in and be responsible for actively managing the community's entire leasing pipeline.
- Manage the full leasing cycle, from initial inquiry and lead qualification through tours, applications, lease execution, and move-in.
- Respond quickly and consistently to leads through phone calls, text messages, email, and CRM follow-up.
- Proactively work the entire lead pipeline rather than waiting for walk-in traffic.
- Conduct engaging, personalized apartment and community tours that showcase the property, amenities, floor plans, lifestyle, and surrounding area.
- Follow up persistently with prospects and identify opportunities to re-engage cold or inactive leads.
- Convert leads into tours, tours into applications, and applications into signed leases.
- Support the successful lease-up of the community's upcoming 125-unit phase.
- Meet or exceed established leasing, traffic, tour, application, lease, and occupancy goals.
- Maintain accurate prospect records, activity, notes, and follow-up within the Entrata CRM.
- Stay current on pricing, availability, incentives, competition, market conditions, and community amenities.
- Develop relationships with local businesses, employers, Realtors, chambers of commerce, associations, and other referral sources.
- Participate in and help host resident events, prospect events, open houses, chamber events, and community outreach initiatives.
- Utilize social media and other outreach channels to generate awareness and drive traffic.
- Communicate prospect feedback, objections, competitive insights, and leasing trends to the Community Manager.
- Assist with move-in coordination and ensure a positive experience for new residents.
- Maintain compliance with Fair Housing regulations and all company policies and leasing procedures.
- Travel between communities occasionally as needed.

Qualifications
- Prior multifamily leasing, apartment leasing, sales, hospitality, or customer-facing experience preferred.
- Multifamily lease-up experience strongly preferred, particularly experience helping launch or lease a new phase of a community.
- Proven ability to sell, close, and consistently follow up with prospects.
- Strong lead management and organizational skills.
- CRM experience required; Entrata experience is preferred.
- Excellent verbal, written, and interpersonal communication skills.
- Comfortable working toward individual and community-level leasing and occupancy goals.
- Willingness to participate in resident events, chamber events, association events, and other outreach activities.
- Ability to work a Tuesday-Saturday schedule, including Saturdays.
- Ability to travel between communities as needed.
