The Development and Investment Real Estate Manager is responsible for conducting thorough market research, financial analysis, and due diligence to support real estate development projects and investment decisions. This role involves working closely with acquisition, development, and asset management teams to identify, evaluate, and execute profitable real estate opportunities
Essential Duties and Responsibilities include but are not limited to the following:
AI Implementation
• Assist VP of FP&A in building AI tools and agents to enable business efficiencies and achieve transformational initiatives
• Learn business workflows and maintain company data in systems to ensure quality AI output
• Develop training for business users to use AI tools and agents
Market Research and Analysis
• Conduct comprehensive market research on real estate trends, property values, and economic factors
• Analyze demographic data, local regulations, and competitive landscapes to assess project viability
• Prepare detailed reports on market conditions and trends to guide investment strategies
Financial Modeling and Analysis
• Develop and maintain complex financial models for real estate projects and investments
• Perform sensitivity analyses and scenario modeling to evaluate potential risks and returns
• Create cash flow projections and calculate key financial metrics such as IRR, NPV, and ROI
Due Diligence
• Conduct thorough due diligence on potential investment properties and development sites
• Review and analyze property documents, including leases, title reports, and environmental assessments
• Coordinate with external advisors and consultants during the due diligence process
Investment Evaluation
• Assess potential real estate investment opportunities across various property types
• Analyze property performance data and identify areas for value enhancement
• Prepare investment proposals and presentations for senior management review
Development Support
• Assist in the planning and execution of real estate development projects
• Evaluate project feasibility, including cost estimates, timelines, and potential returns
• Support the acquisition of land and properties for development purposes
• Maintain development project pipeline to forecast capital investment and construction activity
Reporting and Communication
• Prepare clear and concise reports on market trends, property performance, and investment recommendations
• Present findings and analysis to senior management and stakeholders
• Partner with the Chief Development Officer to support key initiatives
• Collaborate with cross-functional teams, including acquisition, development, and asset management
Requirements
Qualifications:
• MBA or Bachelor's degree in Real Estate, Finance, Economics, or a related field
• 3-5 years of experience in real estate analysis, development, or investment
• Strong understanding of real estate markets, valuation methods, and investment principles
• Proficiency in financial modeling and advanced Excel skills
• Experience with real estate software and databases (e.g., CoStar, ARGUS, Yardi) essential
• Knowledge of statistical analysis tools and GIS software is a plus
• Strong analytical and quantitative skills with attention to detail
• Ability to interpret complex data and translate it into actionable insights
• Ability to present complex information clearly and concisely
• Critical thinking and problem-solving capabilities
• Excellent written and verbal communication skills
• Strong interpersonal skills for collaborating with diverse teams and stakeholders
• Proficiency in conducting property site visits and inspections
• Willingness to travel as needed for property evaluations and market research
• Ability to manage multiple projects and meet deadlines in a fast-paced environment

Compensation:
The Finance Manager compensation will be based on experience and qualifications. This range is subject to local, state and regional dynamics and may be adjusted up or down depending on market conditions.
Supervisory Responsibility:
• This position does not have any supervisory responsibility
Promotional Opportunity:
Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.
