Description
The Mechanical BIM Modeler is responsible for developing, coordinating, and maintaining accurate 3D BIM models for mechanical building services in accordance with project requirements, BIM Execution Plans (BEP), and company standards. The role involves producing coordinated models, shop drawings, construction documentation, and supporting multidisciplinary coordination throughout the project lifecycle.
Key Responsibilities:
- Develop and maintain detailed 3D BIM models for mechanical systems using Autodesk Revit.
- Model mechanical building services including:
- HVAC Systems
- Chilled Water Systems
- Ventilation Systems
- Ductwork
- Piping Systems
- Equipment Rooms
- Mechanical Plant Rooms
- Smoke Management Systems
- Exhaust and Fresh Air Systems
- Medical Gas Systems (where applicable)
- Produce coordinated shop drawings, fabrication drawings, installation drawings, and construction documentation.
- Generate schedules, material take-offs (MTO), and quantity reports from BIM models.
- Coordinate with Architectural, Structural, Electrical, Plumbing, Fire Protection, and Civil disciplines.
- Participate in clash detection and model coordination using Navisworks Manage.
- Resolve clashes and modeling issues in collaboration with engineers and BIM Coordinators.
- Ensure all models comply with project BIM standards, LOD requirements, and BIM Execution Plans (BEP).
- Update BIM models based on design revisions, RFIs, and site requirements.
- Maintain proper model organization, worksets, shared coordinates, and file management.
- Support the preparation of As-Built models at project completion.
- Deliver BIM outputs within project schedules while maintaining quality and accuracy.
Key Qualifications:
- Bachelor's Degree in Mechanical Engineering or a related engineering discipline.

Minimum 3 years of experience as a Mechanical BIM Modeler.

Proficiency in Autodesk Revit MEP for mechanical modeling.

Proven experience in developing LOD 400 BIM models for HVAC, plumbing, and firefighting systems.

Experience in preparing mechanical shop drawings, as-built drawings, and sheet production.

Hands-on experience with clash detection and multidisciplinary BIM coordination using Navisworks or similar software.

Experience in creating and managing Revit families.

Good understanding of HVAC, plumbing, and firefighting systems, construction drawings, and installation practices.

Familiarity with BIM standards, BIM Execution Plans (BEP), and project documentation requirements.

Strong coordination, communication, and problem-solving skills.
- Good command of written and spoken English.
