Maintenance Technician

Description

Maintenance technician position will be responsible for performing repairs and tasks including routine and emergency repairs, preventative maintenance, and upkeep on residential, self-storage or commercial properties under the management of a property management company, including tasks like plumbing, electrical, HVAC, carpentry, and general repairs, while ensuring the overall functionality and aesthetic appeal of the property by responding to resident requests and completing assigned work orders in a timely manner.

• Able to work independently and with management, coworkers and onsite staff
• Time management skills and high attention to detail with the ability to prioritize and re prioritize though out the day
• Ability to use skills to solve problems prior to bringing them to the supervisor’s attention and promptly communicate with supervisor about issues at our properties
• Must be honest, dependable, responsible, mature, practice good hygiene and be able to provide your own transportation to and from work. During work a work van will be provided to you.
• Must be able to pass a background check and have a clean driving record
• Be or willing to become familiar with all relevant laws and agency regulations. Including but not limited to fair housing, disability accommodations and landlord tenant relationships.
• This position has a requirement to be on call up to 1 week at a time, including weekends, evenings, and holidays
• Proficiency in performing plumbing, electric and machinery repair
• Ability to work in a fast-paced, action-oriented environment

Key responsibilities include but are not limited to:

• Maintenance and Repairs:
• Diagnosing and fixing issues related to plumbing, electrical systems, HVAC units, appliances, locks, doors, windows, drywall repairs, painting, and other building component..
• Completing preventative maintenance tasks like filter changes, lubrication, and equipment testing
• Responding to emergency maintenance calls after hours and on weekends and holidays
• Resident Service:
• Addressing tenant service requests in a timely manner
• Communicating effectively with residents
• Maintaining positive customer service interactions with residents
• Positive attitude
• Project Management:
• Ordering necessary parts and supplies for repairs
• Maintaining accurate records of work orders, repairs completed, and maintenance schedules
• Safety Compliance:
• Adhering to safety protocols and procedures when performing repairs
• Ensuring compliance with local building codes and regulations

Requirements

Required Skills and Qualifications:

• Technical Skills: Basic knowledge of plumbing, electrical, HVAC systems, carpentry, and general handyman skills
• Problem-solving abilities: Ability to diagnose issues and identify solutions to repair problems effectively
• Physical Fitness: Ability to lift heavy objects up to 100lbs, climb ladders, and work in confined spaces
• Communication Skills: Excellent verbal and written communication to interact with residents and property managers
• Customer Service Focus: Commitment to providing excellent customer service to residents
• Valid Driver's License: Clean driving record

Compensation: DOE starting $23.00

Education: High school diploma or GED equivalent. Ability to read, write, speak and understand English

Experience: Multi-unit property maintenance preferred

Attendance/Schedule: Regular work schedule Monday through Friday with work hours from 7:30am to 4pm. The maintenance tech must be punctual and accountable.
