Upward On is partnering with a well-established residential cooperative in Brooklyn to identify an Assistant Director of Operations to join its experienced on-site leadership team.
This is an outstanding opportunity for a building operations professional who enjoys being in the field, leading maintenance teams, solving operational challenges, and ensuring a large residential community runs efficiently. Working closely with the Director of Operations and General Manager, you will help oversee the daily operations of an approximately 1,100-unit cooperative while gaining exposure to every aspect of managing one of New York City's largest residential communities.

About the Company
Our client is a private residential cooperative in the West Brighton/Coney Island section of Brooklyn.
The cooperative is managed by an experienced on-site leadership team that includes a General Manager, Assistant Manager, Director of Operations, Assistant Director of Operations, Security Coordinator, and Administrative Assistant. Together, they work closely with the cooperative's Board of Directors to oversee the day-to-day operations of the property.
The property is also supported by an experienced in-house maintenance team of approximately 25 union employees (Teamsters Local 804), making this an excellent opportunity to gain hands-on leadership experience within a large residential operation.
Role & Responsibilities
Reporting directly to the Director of Operations and General Manager, the Assistant Director of Operations will help oversee the maintenance and operational functions of the property.
Responsibilities include:
- Assist with the daily operations of a 1,100-unit residential cooperative
- Supervise and support the in-house maintenance staff to ensure work is completed efficiently and to a high standard
- Coordinate building repairs, preventative maintenance, and vendor activities
- Assist in correcting and resolving NYC Department of Buildings (DOB) violations
- Monitor building systems and ensure the property remains safe, compliant, and well-maintained
- Respond to operational issues and help resolve resident concerns professionally and efficiently
- Work collaboratively with the management team to improve operational processes and service levels
- Maintain accurate records, reports, and operational documentation
- Communicate effectively with residents, contractors, vendors, and building staff
Qualifications
The ideal candidate will possess:
- Minimum 3 years of experience overseeing residential building operations
- Minimum 3 years of experience supervising building maintenance personnel
- Experience working with residential building systems
- Experience correcting and resolving DOB violations
- Strong customer service and communication skills
- Excellent written and verbal communication abilities
- Ability to remain calm and professional in high-pressure situations
- Strong organizational and problem-solving skills
- Proficiency with Microsoft 365, including Outlook, Word, Excel, and Teams
- Experience supervising union employees is a strong plus
- Bilingual (Russian, Spanish, or another language) is a plus
Requirements
- Commute to the office should not exceed approximately one hour
- Must be available to work fully on-site Monday through Friday

- Monday: 9:00 AM – 6:00 PM
- Tuesday: 9:00 AM – 5:00 PM
- Wednesday: 9:00 AM – 7:00 PM
- Thursday: 9:00 AM – 5:00 PM
- Friday: 9:00 AM – 2:00 PM
Compensation & Benefits
- $75,000 – $95,000 annual salary
