Compensation: $32-$35/hour
About the Company:
Our client is a real estate development company based in downtown Toronto. They assist clients with both residential and commercial renovation and restoration projects.
They are expanding at a rapid rate and are looking to add a Senior Building Operator to their dynamic team.
Responsibilities:

Responsible for the full operational performance, maintenance, and technical oversight of one residential rental apartment (337 Units) and two office/retail commercial properties
-
Perform and supervise preventative maintenance programs for HVAC, plumbing, electrical, mechanical, structural, and life safety systems and Architectural components

Respond to Facility Manager and coordinate with Property manager for tenant service requests and maintenance work orders

Conduct regular property inspections and prepare internal reports

Identify deficiencies, record findings, and ensure timely corrective action.

Maintain high technical standards across all systems and equipment, in compliance with applicable codes and regulations

Ensure mechanical, electrical and other facility service rooms and maintenance areas are organized, clean, and compliant

Monitor, modify and, if necessary, take action on building BAS systems

Coordinate and supervise external contractors and service providers

Assist ownership/management in developing annual operating budgets

Monitor operating expenses related to building maintenance

Provide weekly updates on maintenance performance and outstanding issues

Other duties as assigned
Requirements:
-
Must possess at least 7 years of experience in commercial and residential rental apartment building operations
-
Possess a strong background and knowledge of Structural, Architectural, HVAC, BAS, plumbing, electrical, and life safety systems
-
Prior experience supervising contractors and maintenance personnel

Must possess familiarity with both CMMS and BAS systems
-
Strong understanding of Ontario building codes, TSSA regulation, City of Toronto Municipal facility/fire codes, and various applicable health and safety regulations

Strong communication and problem-solving skills
