What this job involves:

As a Junior Facility Engineer at JLL, you'll play a critical role in ensuring operational reliability and performance consistency across our real estate portfolio, with direct oversight of Ethicon Operations at San Lorenzo and Manati. This position combines asset validation expertise with reliability engineering principles to maximize equipment uptime, extend asset lifecycles, and minimize operational disruptions. You'll be responsible for conducting reliability assessments, supporting predictive maintenance programs, and validating performance data across building systems and critical infrastructure. Working collaboratively with property managers, facility teams, and regional operations, you'll document failure patterns, track maintenance effectiveness, and contribute to reliability-centered maintenance initiatives. What your day-to-day will look like:

  • Conduct reliability assessments of building systems and critical infrastructure, validating Mean Time Between Failures (MTBF) and Mean Time To Repair (MTTR) data against industry benchmarks
  • Perform comprehensive equipment assessments following JLL procedures (FCA) and ensure all operational data is accurately collected and recorded, including downtime tracking and performance metrics
  • Support implementation of predictive maintenance programs by validating condition monitoring data from sensors and IoT devices, analyzing vibration, thermal, and performance trends
  • Document equipment failures and system breakdowns, conducting root cause analysis using reliability methodologies to identify failure patterns and recommend corrective actions
  • Monitor real-time performance of critical building systems, validating operational parameters against design specifications and tracking energy efficiency metrics
  • Update and maintain procedures, job plans, spare parts lists, and asset documentation to support J&J asset management programs including ESSP, BSP, and ARC
  • Create reliability dashboards, trend reports, and executive summaries that communicate findings and recommendations to senior leadership and stakeholders
  • Collaborate with cross-functional teams to facilitate workshops, train staff on new processes, and ensure successful adoption of reliability improvement initiatives
  • Validate compliance with manufacturer recommendations, safety standards, and regulatory requirements while maintaining comprehensive reliability documentation

Required qualifications:

  • Bachelor's degree in Engineering (Mechanical, Electrical, Industrial), Facilities Management, or related technical field
  • 0-2 years of experience in asset management, facilities, reliability engineering, or related technical roles (internship experience or fresh graduates with strong technical coursework considered)
  • Understanding of reliability engineering principles, building systems (HVAC, electrical, plumbing, fire safety), and condition monitoring technologies
  • Proficiency in data analysis tools such as Excel and Power BI, with basic knowledge of MATLAB or Python preferred
  • Familiarity with maintenance management systems (CMMS/EAM) and predictive maintenance techniques
  • Excellent problem-solving abilities with strong attention to detail and organizational skills
  • Strong written and verbal communication skills with the ability to prepare technical reports and present findings to diverse audiences

Preferred qualifications:

  • Previous internship or co-op experience in maintenance, engineering, or facility operations environments
  • Exposure to reliability-centered maintenance (RCM) methodologies and failure analysis techniques
  • Experience with IoT sensors, condition monitoring equipment, or building automation systems
  • Knowledge of industry reliability standards and benchmarking practices
  • Demonstrated ability to work collaboratively across multiple teams and manage competing priorities
  • Bilingual capabilities (English/Spanish) to support operations across multiple sites
