JOB TITLE: Facilities Manager DEPARTMENT/PROGRAM: Facilities
REPORTS TO: Executive Director(s) CLASSIFICATION: Full Time, Hourly, Non-Exempt
PAY RANGE: $25 -$28 DOE, potential increase post probationary period.
The Kitsap Humane Society (KHS) is a progressive animal welfare shelter whose mission is to rescue, rehabilitate and rehome homeless animals. We are committed to an open admissions policy, animal rehabilitation and a low euthanasia rate.
Job Summary
The Facilities Maintenance Manager is a full-time position responsible for ensuring that KHS’ facilities, grounds, vehicles, and capital equipment are maintained and upgraded as needed. This position is responsible for performing tasks in a wide variety of facility/equipment maintenance and repair occupational areas, including but not limited to HVAC, carpentry, electrical, and plumbing trades. This position is expected to function effectively both independently and cooperatively with staff, volunteers and contractors/community partners. Additionally, this position will have direct oversight of custodial staff (including but not limited to, KHS employees and/or contracted services) This position will work closely with the Executive Director to ensure timely and effective maintenance of our animal shelter.
Job Duties
The Facilities Maintenance Manager needs to have three key skill sets:
1) Strong knowledge and experience with facilities and facility systems, including an eye for detail and an ability to identify areas in need of improvement.
2) Excellent organizational and project management skills that equate to getting things done in a timely manner and being able to multitask, i.e., work on and track multiple projects at once.
3) Excellent communication, collaboration and customer service skills.
The Facilities Maintenance Manager’s main objectives are to:
- Perform maintenance and repair of the organization’s facilities and grounds and Operations fleet
- Ensures that work orders, repairs, improvement projects, and other maintenance tasks are completed in a timely fashion, with as minimal disruption as possible to shelter operations;
- Work extremely closely and effectively with the Executive Director and other key shelter and organizational managers to ensure optimal prioritization, communications, and coordination around facilities projects;
- Deliver facilities services with a responsive customer-service philosophy, ensuring that pertinent staff are consulted on facilities solutions before moving forward;
- Make the work environment more attractive, functional, and efficient for staff and volunteers;
- Performs, oversees and troubleshoots KHS' preventive maintenance programs for HVAC systems, vehicles and office equipment;
- Understands, develops (in conjunction with the ED) and adheres to the Facilities budget, and assists KHS with being cost-effective with construction, maintenance and repair costs;
- Communicates respectfully and effectively with outside vendors, contractors and internal staff and volunteers;
- Demonstrate a strong love and respect for animals and the people who care directly for them;
- Ensures proper safety and security protocols are established and followed (as well as taking the lead role in KHS’ Safety Committee)

Requirements
Qualifications and Requirements:
· High school diploma required
· Minimum of two years verifiable, hands-on facilities experience such as plumbing, electrical, carpentry, HVAC, etc.
· Excellent knowledge of facilities and facility systems
· Basic carpentry, plumbing, electric, HVAC and construction skills
· Experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping
· Experience with computers (Microsoft Word, Excel, internet), copiers, fax machines and other technology
· Able to respond in immediacy of situation – ‘can do’ attitude
· Team player with excellent interpersonal and collaboration skills
· Excellent organizational and project skills
· Strong communication skills
· Willing to get one's hands dirty, i.e. jump in and help as needed
· Ability to maintain regular, reliable and punctual attendance
· Valid Washington State driver’s license with clean driving record
· Must complete a pre-employment criminal record background check
Physical Requirements
· Ability to on occasion lift at least 50 pounds
· Bending at the waist, sitting, kneeling, crouching, walking, etc., as job may require
· Use of tools for basic essential building maintenance
· Knowledge of PPE and SDS standards and use (OSHA 10 or 30 completion preferred)
· Comfortable working with tasks that may involve coming into contact with chemicals, bloodborne pathogen PIMs, and animal waste
· Work environment may involve exposure to inclement weather, odors and/or loud noises, as well as the presence of restrained domestic animals
