Preconstruction Manager

Roundhouse is hiring a Preconstruction Manager to lead estimating, bid leveling, and procurement for multifamily construction projects in the Boise area. You'll own the numbers before a project breaks ground, from conceptual budgets through GMP, and set every project up to be built on budget from day one. What you'll own

Estimating

• Prepare detailed estimates at every design stage, from conceptual budgets through GMP
• Perform quantity takeoffs from drawings and specifications for estimates, bid packages, and procurement
• Document the clarifications, assumptions, exclusions, and risks behind every estimate and bid package
• Maintain a historical cost database and unit pricing to sharpen accuracy over time

Bidding and buyout

• Solicit and level subcontractor and supplier bids for complete, apples-to-apples scope comparisons
• Call subcontractors and suppliers to dig into their numbers, confirm scope coverage, and close gaps before award
• Analyze bids for completeness, accuracy, and risk, and recommend awards to project management
• Lead procurement of subcontracts and major material purchases in line with project budgets and schedules

Supplier relationships and cost savings

• Build relationships with national suppliers to secure competitive pricing, availability, and program agreements
• Develop new supply relationships and cost-saving avenues, including alternative products, sourcing strategies, and value engineering
• Track pricing trends across trades, materials, and markets to inform budgets and identify cost drivers

Handoff

• Deliver buyout, scope, and pricing documentation to the project team for a clean transition into construction

What you bring

• High school diploma or GED
• 5+ years of estimating, preconstruction, or procurement experience on multifamily or similar construction projects
• A track record of detailed estimates and quantity takeoffs from plans and specifications
• Strong knowledge of construction means and methods, materials, codes, and subcontractor scopes
• Proven ability to level bids, negotiate pricing, and manage supplier and subcontractor relationships
• Proficiency with estimating and takeoff tools such as Bluebeam, On-Screen Takeoff, Procore, and Excel
• Strong knowledge of the Boise-area subcontractor and supplier market
• Strong analytical and organizational skills across multiple estimates and deadlines
• Strong collaboration skills with project management, field teams, and external partners

A leg up if you have

• A bachelor's degree in construction management, civil engineering, or a related field
• Experience with national supplier programs and direct material purchasing
