Essential Job Functions
1. Manages various stages of the estimating process through awards for small remodels, tenant improvement, and small construction projects through initial solicitation, prequalification of subcontractors, scope writing, take-offs, subcontractor communication, and preparation of bid packages with support from the senior estimating team.
2. Identifies and complies with bid requirements to be accomplished and satisfying owner bid package requests. (Example: Bid Forms, Resumes, Schedules)
3. Understand plans to create a subcontractor trade sheet and identify plan conflicts and plan discrepancies.
4. Coordinate with the team so each member knows responsibilities and deadlines.
5. Establishes and fosters positive long-term relationships with internal and external partners.
6. Take-off preparation for the senior estimating team as needed.
7. Call subcontractors to qualify their bids.
8. Work with the senior estimating team to present the bid for review with the project managers and the Estimating Manager.
9. Responsible for working safely, both for self-protection and protection of co-workers, by supporting all Company safety efforts.
10. Other duties as assigned.
Education, Experience, and Skills
1. 0 - 2 years estimating, superintendent, project engineer, administrative experience in commercial construction.
2. High school diploma or equivalent.
3. Experience with projects in commercial, retail, fast-casual, and quick-service dining is preferred.
4. Ability to read and understand tenant improvement plans and specifications is preferred.
5. Have initial ability to read and understand plans and specifications in all disciplines of plans and details (architectural, MEP, etc.).
6. Basic knowledge of long lead items, areas to focus on for scheduling, etc.
7. Demonstrates strong communication skills internally with the construction management team and externally with the owner, architect, engineer, and subcontractors.
8. Motivated team player with a strong work ethic and desire to learn.
9. Must have excellent organizational and time management skills to manage multiple projects while meeting deadlines.
10. Demonstrates solid analytical, mathematical, and critical thinking skills.
11. Proficient with computers and familiar with Microsoft Software Suite. Experience with PlanSwift, Adobe, and Bid Mail is preferred.
12. Able to identify a need, remove barriers, and know how to make things happen.
13. Values diversity of ideas, opinions, and people. Has good common sense and applied logic.
14. Must possess or obtain an appropriate state driver’s license before employment, a clean driving record, and reliable transportation.
