Job Summary
Assists Commercial Construction Manager in overseeing commercial construction lending processes; conducts business development activities to achieve commercial construction loan portfolio gain and profit objectives. Develops relationships with builders, contractors and other professionals to obtain referrals and promote lending activity. Provides operational guidance, coaching and support to commercial and SBA loan officers. Reviews appraisals, third-party reports and credit analyses to ensure a comprehensive review process of the construction loan request and to reduce risk. Analyzes, reviews, and funds, commercial/SBA construction loans consistent with MACU policies and procedures and SBA guidelines.Job Description
To be effective, an individual must be able to perform each job duty successfully:
- Assists in managing the administration of all commercial construction loan requests and files, which includes:
- Reviewing and analyzing the feasibility of commercial construction loan requests, cost to build, debt ratios, cash to close, construction timelines, project/contractor reviews, and third-party reports,
- Oversees processes for loan documentation, funding and disbursement of construction funds,
- Performs property inspections during course of construction, and
- Ensures the safety and soundness of the commercial construction division and the Credit Union.
- Maintains a strong knowledge of commercial underwriting practices including loan analysis, credit history, industry knowledge, risk mitigation, financial and cash flow analysis, and internal policies and procedures.
- Monitors the commercial construction loan portfolio and informs management, including MACU Loan Committee, of issues that arise during the construction process that could negatively impact the ability to secure long term financing.
- Partners with commercial loan officers in presenting complex commercial construction loan and modification requests in Loan Committee for decision. Ensures all pertinent information is presented to Loan Committee so an informed decision can be made.
- Works and communicates directly with contractors, builders, inspectors, title companies and borrowers to ensure timely project completion and facilitation of long-term financing.
- Assists in leading the commercial construction team; has sufficient knowledge and is cross-trained sufficiently to handle all duties in the absence of the construction manager.
- Trains SBA and commercial loan officers, processors, and underwriters with respect to required documentation of construction loan files.
- Builds in-depth knowledge of each construction loan relationship understanding strengths and weaknesses of borrower and overall risk to the Credit Union.
- Ensures compliance with regulatory standards and requirements.
- Assesses environmental risks.
- Reviews and understands geo-technical reports.
- Reviews professional commercial real estate appraisals and understands the three valuation methods used.
- Working knowledge of the State Construction Registry and its equivalent in the footprint within which the Credit Union operates.
- Working knowledge of title insurance, endorsements, and settlement statements.
- Offers the member outstanding service, ease of access, and competitive products.
- Ensures procedure manuals are kept updated as changes occur.
KNOWLEDGE, SKILLS, and ABILITIES

Experience
Four years commercial lending or related commercial experience in a progressive financial setting, working in a lending setting preferred.
Education
Bachelor’s degree from an accredited institution in business, marketing, finance, economics or related field OR an additional 2 years combined progressive experience in a business/commercial lending setting. Experience with construction lending preferred.
Managerial Responsibility
Has no supervisory/managerial responsibilities.
Computer/Office Equipment Skills
- Advanced skills with Microsoft Office Suite including Outlook, Word, and Excel.
- Experience with financial reporting or tax analysis software preferred.
- Experience with loan origination systems preferred.
- Experience with loan documentation software preferred.
Language Skills
- Must have the ability to read and interpret documents such as safety rules, operating maintenance instruction, and procedure manuals. Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of employees, members, or clients. Demonstrated ability to clearly express ideas, methodology, results and recommendations verbally, in writing and through insightful reports and graphic illustrations.
- Demonstrated ability to present information in a manner appropriate for key stakeholders and all levels of the organization.
- Strong writing and grammatical skills relating to preparing credit memos, addendums, memorandums, and all forms of written communication.

- Ability to adeptly gauge the merits of a commercial construction loan request, the ideal structure and whether there are enough strengths to mitigate expected weaknesses to a degree satisfactory to MACU.
