Position Summary:

The Maintenance Supervisor is responsible for ensuring the smooth running of upkeep or repair operations. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that facilities are always in a good and safe condition.  

Performance Objectives:

• Maintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for community members, visitors, and team members 
• Ensure the community meets the Company’s curb appeal standards for show quality by daily inspecting community 
• Anticipate, identify and resolve maintenance issues in a timely manner 
• Plan and distribute daily work orders to maintenance staff 
• Lead ongoing property maintenance and improvement plans and assist with quarterly inspections 
• Maintain a clean work area, tools, and equipment. Responsible for obtaining, maintaining, care, and inventory of all supplies and equipment owned by the property and/or the management company 
• Achieve high expectations for the upkeep of the community and swiftly address maintenance concerns 
• Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues  
• Responsible for reporting unusual or extraordinary circumstances regarding the property and/or residents 
• Train maintenance staff on procedures, safety standards, and workmanship

4. Adaptability: Flexibility to adapt to changing priorities, emergencies, and unforeseen circumstances, adjusting maintenance schedules and strategies as needed to address evolving property needs and challenges.
5. Commitment to quality and safety: Uphold high standards of quality and safety in all maintenance activities, adhering to industry best practices, regulatory requirements, and safety protocols to safeguard residents, staff, and property assets.
6. Quality assurance: Demonstrated ability to conduct property quarterly inspections with a consistent score of 95%-100%, ensuring adherence to maintenance standards, identifying deficiencies, and implementing corrective actions promptly.
7. Documentation proficiency: Skilled in completing daily and weekly checklists detailing maintenance tasks completed, as well as quarterly reports outlining projects executed, maintaining accurate records to track progress and compliance.
8. Efficiency and productivity: Proven track record of completing daily checklists detailing work orders executed by maintenance staff, optimizing workflow processes, and resource allocation to achieve timely and effective maintenance outcomes.
9. Reporting and analysis: Capable of compiling comprehensive quarterly reports detailing completed projects, analyzing data trends, and providing insights to inform decision-making and strategic planning for future maintenance initiatives.

Education & Experience:

• High School diploma or GED 
• Minimum 3 years of general maintenance role preferably in campground, resort, or residential housing  
• Proven experience as maintenance supervisor or similar role
• Superior customer service skills and a great attention to detail
• Must have experience with building and maintenance systems, as well as a solid knowledge of heating, plumbing, light electrical, basic carpentry, painting, and other general maintenance in a residential community setting
• Proficient skills in operating hand tools, power equipment and commercial machinery  
• Ability to provide legible written reports  
• Ability to work independently as well as a team  
• Ability to troubleshoot problems and take appropriate action
• Ability to work on-call and be available for afterhours emergencies
• Valid driver’s license and good driving record  

Physical Requirements:

• Constantly stand, walk, talk or hear; Frequently use hands.
• Manual dexterity for handling paperwork and using office equipment.
• Clear vision and hearing for reviewing documents and communicating effectively.
• Capability to lift up to 50 pounds.
