About the Role
The Chief Maintenance Engineer is responsible for overseeing full maintenance responsibilities for an off-campus medical office building. Responsibilities include, but are not limited to, all general repairs and preventative maintenance of building systems, knowledge of various HVAC systems, steam and condensing boilers, utility savings efforts, lighting, and fire/life safety systems, as well as ensuring optimal client/tenant satisfaction. Additionally, this role will manage and maintain policies, procedures, standards and reporting related to all maintenance functions, including staffing, budgeting, contracts, and recommendations for capital expenditures.
This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, employees, and patients. Key responsibilities may include, but are not limited to:
- Coordinate with General Manager to design, implement, and manage a computerized preventative maintenance program and work order system
- Oversee the operation and performance of routine repairs and preventative maintenance on building equipment and building systems efficiently and effectively
- Respond to tenant calls and perform necessary repairs or adjustments as appropriate
- Perform daily rounds of buildings and common areas to maintain a safe and pleasant environment
- Oversee completion of all work order documentation in accordance with departmental protocol
- Schedule daily tasks, preventative maintenance, and projects with maintenance staff
- Coordinate with General Manager and tenants for required system performance and equipment testing and inspections per regulatory standards
- Maintain engineering logs and complete required reports
- Review and update MSDS logbooks
- Maintain inventory of tools and equipment
- Maintain all mechanical rooms, storage areas, and shop areas in a clean and safe condition
- Assist with the monitoring of vendors and outside contractors as appropriate
- Direct and train maintenance personnel in the safe and effective operation of equipment and building systems
- Supervise, monitor and evaluate the performance and effectiveness of maintenance personnel and regularly inform General Manager of status
- Assist with the development of annual budgets and monitor adherence to budgeted financial targets
- Respond to emergency situations in accordance with departmental policies and procedures
- Assist with the implementation of ongoing improvement programs (i.e., Energy Star, LEED, etc)
- Lead requisition of supplies, materials, and vendor work with approval from General Manager
- Adhere to all safety standards, policies, procedures, and codes of conduct
- Report all pertinent events and activities to General Manager
Qualifications
- High School Diploma or GED required; successful completion of a two-year college/technical school preferred
- Valid driver’s license and reliable transportation
- 7 to 10 years of related work experience and technical training, preferably in healthcare, commercial real estate, or hospital environments
- Maryland 2nd Grade Stationary Engineer license required; 1st Grade Stationary Engineer strongly preferred
- CFC handling certification preferred
- Must be located in Baltimore, MD area with availability for after-hours emergencies and participation in on-call rotation
- Must be in office (onsite) 5 days a week
- Basic aptitude for mathematics and ability to assist in maintenance budget preparation
- Ability to lift and move 100-pound objects by applying proper body mechanics
- Ability to read/understand blueprints, CAD experience preferred
- Demonstrated experience in oversight of energy savings efforts and initiatives
- Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position is $110,000 - $157,000 annually. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
