Description
Assistant Property Manager – Affordable Housing
Location: Rochester, NY
Make a Meaningful Difference in Affordable Housing
Are you a compassionate, organized professional who thrives on helping people and solving problems? An established affordable housing operator is seeking an Assistant Property Manager in Rochester, NY to support a large, 100% tax-credit affordable housing community serving individuals with very low incomes, disabilities, and housing insecurity.
This is a people-focused property management role where patience, professionalism, and strong organizational skills matter just as much as industry experience. Unlike a traditional market-rate or luxury apartment community, this position focuses on resident relations, affordable housing compliance, application processing, and leasing support—not primarily financial reporting. Corporate leadership provides hands-on financial guidance, allowing the on-site team to focus on residents and daily operations.
The ideal candidate is dependable, empathetic, and comfortable working with a diverse and often vulnerable population. Experience in affordable housing is a plus, but candidates with backgrounds in social services, healthcare, nursing, or mental health who demonstrate strong administrative skills and a willingness to learn are encouraged to apply.
Key Responsibilities
- Affordable Housing Compliance: Process and maintain resident files in accordance with Low-Income Housing Tax Credit (LIHTC) requirements and applicable affordable housing regulations.
- Section 8 / RHA Coordination: Manage the Rochester Housing Authority (RHA) approval process, including documentation, file processing, and follow-up to support timely resident approvals.
- Resident Relations: Address resident questions, concerns, and challenges with patience, professionalism, and compassion while maintaining appropriate boundaries.
- Leasing Support: Assist with leasing activities, applications, move-ins, renewals, and other administrative functions as needed.
- File Management: Maintain accurate, complete, and organized resident records while ensuring compliance documentation is processed efficiently.
- On-Site Operations: Collaborate with the Property Manager and on-site team to support daily community operations and provide consistent, dependable service to residents.
- Team Collaboration: Work closely with corporate leadership, which provides hands-on guidance and support for financial and operational decisions.
What We're Looking For
- Previous affordable housing, property management, or compliance experience is preferred, particularly with LIHTC, HUD, or Section 8 programs.
- Experience with housing authority approvals, recertifications, or affordable housing file processing is a plus.
- Strong organizational skills, attention to detail, and the ability to manage documentation accurately.
- Excellent interpersonal and communication skills, with the ability to navigate challenging resident situations calmly and professionally.
- A compassionate, patient approach to working with individuals experiencing homelessness, living with mental health or intellectual disabilities, or relying on limited income or disability benefits.
- The ability to establish appropriate boundaries while treating every resident with dignity and respect.
- A stable employment history and genuine interest in building a long-term career with the organization.
- The ability to learn new systems and processes; RealPage experience is preferred but not required.
- A background in healthcare, nursing, social work, mental health, or a related service-oriented field is welcomed.
Why Consider This Opportunity?
- Purpose-driven work: Help maintain stable housing and improve the day-to-day experience of residents who benefit from consistent, supportive management.
- Hands-on leadership support: Work with an engaged corporate team that provides guidance and is actively involved in operational and financial decisions.
- A collaborative on-site team: Join an established team that values professionalism, ethical decision-making, and clear boundaries.
- Opportunity to learn: Develop affordable housing compliance and property management skills with support from experienced leadership.
- Make a lasting impact: Build trusted relationships with residents and contribute to a more stable, supportive housing community.
The Ideal Candidate
This opportunity is best suited for someone who finds purpose in working with people, remains composed in challenging situations, and understands the importance of consistency in a residential community. We value character, sound judgment, compassion, and a genuine commitment to residents over a perfect resume.
If you're looking for a long-term opportunity where your people skills, organizational strengths, and dedication to service can make a meaningful difference, we'd love to hear from you.
