About the Role
The Maintenance Technician position involves responsibilities such as HVAC, plumbing, electrical work, and general property maintenance and upkeep. Additionally, the Maintenance Technician will manage maintenance systems to ensure optimal operations and client/tenant satisfaction in accordance with department protocols.
This position will serve as a mobile maintenance technician supporting multiple medical office properties throughout the Fishers and Noblesville market. Travel between assigned properties is required to perform maintenance, inspections, preventive maintenance, and tenant service requests.
This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients. Key responsibilities may include, but are not limited to:
- Complete maintenance and repair work orders using work order software
- Perform routine inspections, preventive maintenance, and basic troubleshooting of building systems, including HVAC, electrical, plumbing, and life safety equipment
- Respond promptly to emergencies and resolve issues safely and efficiently
- Prioritize work orders and maintenance requests based on urgency, safety concerns, operational impact, and tenant needs while adapting to changing priorities
- Maintain accurate work order documentation and provide timely updates on maintenance activities and project status
- Maintain inventory of tools, supplies, and parts
- Communicate effectively with tenants, property management, vendors, and team members regarding building needs
- Provide responsive and professional support to tenants and property teams
- Ensure all work complies with safety standards, policies, and procedures
- Support the Supervisor/Property Manager in monitoring building operations and vendor performance
- Coordinate with contractors and vendors as needed to support property maintenance and repair activities
- Perform other duties and special projects as assigned
Qualifications
- High school diploma or GED required; technical or vocational training in maintenance-related fields preferred
- Valid driver’s license and reliable transportation
- Minimum of 2 years of related maintenance experience; preferably in healthcare, commercial real estate, or hospital environments
- Certifications (e.g., HVAC, CFC Handling, Electrical, Plumbing) preferred
- Must be highly organized and capable of managing responsibilities across multiple locations
- Demonstrated time-management skills with the ability to work independently and efficiently while managing a diverse workload
- Self-motivated and capable of working with minimal supervision while maintaining a high level of accountability
- Strong verbal and written communication skills
- Customer-service focused, with a commitment to supporting tenants and property teams
- Working knowledge of Building Automation Systems (BAS) preferred, including the ability to review equipment status, alarms, schedules, and system trends to assist with troubleshooting and building operations
- Basic computer skills and comfort using maintenance or work order software
- Must be in office (onsite) 5 days a week with availability for after-hours emergencies and participation in on-call rotation
- Ability to lift at least 50 pounds, climb ladders/stairs, and perform extensive walking
- Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position is $28-33/hour ($58k -$69k per year.) This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
