Role Summary
This role manages all aspects of operation and maintenance of multiple or large physical facilities. Recommends, plans, and directs the design, maintenance, construction, renovation, and repair of organization facilities. Leads and negotiates multi-year vendor contracts. This role also ensures efficient utilization of real estate assets while aligning facility strategies with organizational growth and operational goals.

Responsibilities
1. Hires, evaluates, and supervises crew. Provides guidance and training as necessary to develop crew. Sets performance standards, reviews performance, and makes informed compensation decisions in accordance with all applicable Human Resources policies and procedures.
2. Develops plans and programs that meet present and anticipated space and facility requirements. Evaluates present and future needs for real estate, owned or leased, for the organization.
3. Oversees and plans annual facility spending for office services, building and grounds maintenance, and facility expansion or improvement projects.
4. Prepares cost estimates for building renovations or space allocations.
5. Manages the maintenance, repair, and improvement of physical systems and equipment, related vendor relations, and cost control.
6. Monitors and inspects all buildings and equipment to ensure that utility systems are fully operational and that preventive maintenance schedules are being followed. Leads facility staff working on various facility systems, such as water, utilities, generators, lighting, etc.
7. Evaluates completed work and checks for conformance to specifications.
8. Tracks industry and application trends to contribute to planning current and future real estate solutions. Proposes real estate solutions based on deep understanding of industry forces, emerging trends, and regional best practices.
9. Manages KPI targets/performance objectives for the site(s) and drives performance, cost savings, and operational improvement initiatives.
10. Ensures compliance with local regulatory requirements, safety standards, and environmental guidelines across all facilities.
11. Drives sustainability and energy-efficiency initiatives within real estate and facility operations.
12. Collaborates with cross-functional stakeholders to align facility management with business continuity and expansion plans.
13. Implements and leverages facility management systems and tools for improved operational efficiency and reporting.
14. Participates in special projects and performs other duties as assigned.

Qualification & Skills

• Minimum 10 years of related work experience, with at least Three years of real estate or facilities management experience. Supervisory experience preferred.
• Undergraduate degree (such as B.E./B.Tech, B.Arch, or equivalent) or equivalent combination of training and experience. Graduate degree (such as MBA, M.Tech, or equivalent) preferred.
