Overview: Evergreen Live is seeking a highly motivated, independent, and service-oriented Community Manager to lead daily on-site operations for a premier Build-to-Rent (BTR) community. This role will serve as the face of the community, overseeing resident experience, amenity operations, property appearance, vendor relationships, and overall community standards while delivering an exceptional living experience for residents in a beautiful 102-home gated community.
As a Community Manager, you’ll be the primary on-site leader responsible for delivering exceptional resident experience and maintaining the highest standards across the community. You’ll serve as the on-site primary point of contact for prospects and residents, guiding prospective residents through the leasing journey up to application and move-in while overseeing day-to-day community operations, amenities, vendor relationships, and overall property experience.
This position operates in the Phoenix, Arizona and surrounding markets. Scheduled is full-time Tuesday - Saturday.
Key Responsibilities:
Leasing & Pre-Lease Execution
- Execute lease-up strategies to meet occupancy targets within defined timelines
- Conduct property tours and effectively communicate features, benefits, and lifestyle offerings
- Respond promptly to inquiries via phone, email, and in-person with professionalism
- Conduct pre-leasing efforts including outreach, marketing, digital campaigns, and local events
- Maintain accurate records of leasing activity, traffic, and conversion metrics
- Host Open House events for prospective tenants
Marketing & Outreach
- Support marketing initiatives including social media, signage, and local partnerships
- Distribute promotional materials and engage with local businesses and referral resources
- Monitor competitor offerings and market trends to properly communicate to revenue management for pricing and promotions
Application & Lease Processing
- Guide prospective tenants through the application process, including screening and documentation requirements
- Assist the Applications team with ensuring all paperwork is submitted timely accurately and timely
- Assist the Move In team with coordinating move in schedules and ensure units are ready for occupancy
- Partner with centralized support teams to ensure smooth operations
- Maintain compliance with Fair Housing and company policies
Resident Experience
- Provide exceptional customer service to prospective and current residents
- Assist with resident retention efforts including welcome events and communication
- Address resident concerns with empathy and efficiency
- Take pride in the community’s appearance, readiness, and reputation
What We’re Looking For
- 1-3 years of leasing experience, with direct involvement in lease-up or new construction
- Sales-driven mindset with a customer-first approach
- Strong interpersonal and communication skills
- Ability to work independently and manage priorities
- Passion for creating a welcoming, well-run community
- Experience in leasing, hospitality, or customer service preferred
- Knowledge of Fair Housing regulations
- Active Arizona Real Estate License
Valid Driver’s License and reliable transportation.
