Senior Community Manager

Richmond, VA | Large Multifamily Community

Are you an experienced Property Manager or Senior Community Manager who thrives in a fast-paced environment and enjoys taking on a challenge? Our client is seeking a strong, hands-on multifamily leader to oversee a large apartment community along the riverfront.

This is an opportunity for someone who wants real autonomy and the ability to make an impact. The property is currently approximately 91% occupied, but there are significant operational opportunities, particularly within maintenance. With a substantial work-order backlog, the immediate focus will be on strengthening the team, improving execution, and creating greater accountability and efficiency.

The successful candidate will be highly visible and hands-on, with the leadership skills and confidence to assess the operation, establish priorities, build the right team, and drive results. You will have the autonomy to build out your team as you see fit and the support to make meaningful improvements.

What You'll Do

  • Oversee all day-to-day operations of a large multifamily community, ensuring strong financial and operational performance.
  • Lead, coach, recruit, and develop leasing, marketing, maintenance, and administrative teams.
  • Drive occupancy, leasing performance, revenue growth, and NOI while controlling expenses.
  • Take ownership of maintenance operations, work-order completion, apartment turns, and overall property condition.
  • Monitor leasing activity, traffic, pricing, concessions, and market trends to maximize revenue.
  • Manage resident relations, lease administration, inspections, and community standards.
  • Review financial statements, manage budgets, monitor expenses, and oversee accounts payable.
  • Manage third-party vendors, service contracts, and competitive bidding.
  • Identify operational challenges and implement solutions that improve efficiency, resident satisfaction, and property performance.

What We're Looking For

  • 5+ years of multifamily property management experience, ideally with progressively increasing responsibility.
  • Experience managing approximately 500+ units preferred. Experience managing multiple properties simultaneously with a slightly smaller combined portfolio will also be considered.
  • Proven ability to lead and develop both leasing and maintenance teams.
  • Strong understanding of multifamily operations, leasing, maintenance, budgeting, financial reporting, and resident relations.
  • Highly organized, decisive, and comfortable solving problems in a high-volume environment.
  • A hands-on leadership style and the ability to hold people accountable.
  • Someone who is energized by a challenge and wants the autonomy to build, improve, and lead.
