What this opportunity involves:
You will proactively manage the day to day activities and ensure that the centres are operating satisfactorily with maintenance and any works being performed with minimal disruptions to tenants and customers. The priority at all times should be the health, safety and security of all and the presentation of the property.
Duties include but are not limited to:
Maintaining the centre to the very highest of standards and minimising the liability risk exposure of the Owner and JLL.
Ensure all processes/systems are operated in accordance with JLL Re-Guide and JLL standard documents.
Ensure that there are no major risks associated with public liability, fire safety, essential services, non-essential services, the staff, retailers and contractors. This includes addressing all issues within the appropriate timeframes and ensuring a risk management plan is in place for the centres.
Ensure that appropriate security is in place to protect the property, retailers and customers at all times.
Regular site property inspections and completing Property Inspection reports. Follow up on any issues in a timely manner.
Maintain all plant and equipment to the very highest of standards and in accordance with Australian Standards.
Ensure that all operations and maintenance undertaken in the centre conforms to the work place environment health and safety legislative requirements or with any other relevant legislative requirements applicable to works undertaken.
Ensure that all operations and maintenance undertaken by the centre’s contractors conforms to the specifications as agreed between the Owner and the contractor.
Tender, prepare and implement operational contracts and be the key point of contact for contractor management – soft and hard services.
Ensure that all contractors satisfy the insurance requirements as required under the Company’s Public Liability Policy.
Develop and maintain strong working relationships with all retailers and tenants through proactive and scheduled face-to-face engagement, communicating regarding building condition issues, planned operational activities, and providing ongoing information about Centre Rules and WHS requirements.
Maintain an up to date Preventative Maintenance Schedule.
Manage and assist in maintaining compliance with all OH&S, environment and risk management policies and procedures that relate.
Manage the minor tenancy fit outs, project management and minor works.
Report incidents as required and advise the Owner’s insurers. Ensure the JLL Sympathy Without Admission Program is administered.
Assist the Centre Manager with preparation of annual budgets by obtaining costings for soft and hard services. Ensure accurate forecasting of operational expenditure.
Maintain a detailed understanding of approved Operating Budgets to ensure expenditure remains within budgeted levels, obtaining Centre Manager approval prior to committing to any budget deviations or variations.
Assist the Centre Manager in preparing and delivering the asset's Capital Expenditure Plan, from identification through to budget costings and execution, ensuring minimal disruption to retailers, tenants and customers.
Attend to any operational issues outside of business trading hours.

Previous experience in the management of the broad spectrum of building services with emphasis on managing retail assets and their systems is desirable.
Excellent computer skills (proficient in Word and Excel)
