About the Opportunity

We are seeking a hands-on Project Manager / Estimator to manage commercial door, frame, and hardware projects from initial bid through final delivery and closeout.

This individual will be responsible for reviewing plans, preparing estimates, coordinating submittals and material orders, managing project schedules, and maintaining customer relationships throughout the project lifecycle.

This position is ideal for someone with a strong Division 8 background who enjoys both estimating and project management and takes ownership of projects from the initial takeoff through final billing.

What You'll Do

Estimating & Bidding

  • Review plans, specifications, door schedules, and addenda to prepare accurate door, frame, and hardware takeoffs and quotes.

  • Build estimates covering material, freight, labor (where applicable), lead times, and margins.

  • Obtain and compare vendor pricing.

  • Identify scope gaps, exclusions, and value-engineering alternatives, documenting clarifications in proposals.

  • Submit bids on deadline and maintain bid logs, win/loss results, and pricing history.

  • Build relationships with general contractors, subcontractors, architects, and building owners.

Project Management & Delivery

  • Manage project turnover from estimate to award, reviewing contracts and purchase orders, confirming scope, and setting up projects.

  • Prepare and track submittals, hardware schedules, door and frame shop drawings, and product data through approval.

  • Order materials, coordinate vendor lead times, and schedule deliveries to meet project timelines.

  • Serve as the primary customer contact, attend project meetings, and visit jobsites as needed.

  • Manage change orders, RFIs, and backorders while communicating cost and schedule impacts.

  • Coordinate final deliveries, punch-list items, warranty documentation, and final billing.

Job Costing & Billing

  • Track job costs against estimates and identify potential margin risks.

  • Support progress billing and pay applications.

  • Coordinate with accounting on collections and retainage.

Operational Support

  • Work with sales, purchasing, and warehouse teams to keep projects and inventory aligned.

  • Help improve estimating templates, pricing tools, and project management processes.

What Success Looks Like

  • Accurate, timely bids with consistent tracking of bid activity and win rates.

  • Projects delivered at or above estimated margins.

  • Submittals and hardware schedules approved with minimal resubmissions.

  • On-time deliveries with minimal backorder issues.

  • Strong working relationships with general contractors, vendors, and customers.

What You Bring

  • 5+ years of estimating and/or project management experience in construction, building products distribution, or a related trade.

  • Experience with commercial doors, frames, and hardware strongly preferred.

  • Ability to read and interpret construction drawings and specifications and perform accurate material takeoffs.

  • Product knowledge of hollow metal doors, wood doors, frames, and architectural hardware (Division 8; Division 10 knowledge is a plus).

  • Experience with ProTech or similar door and hardware estimating software.

  • Bluebeam or similar takeoff software experience is a plus.

  • Strong mathematical, analytical, and Excel skills.

  • Familiarity with commercial contracts, submittal processes, AIA pay applications, and retainage.

  • Associate's or bachelor's degree in construction management, engineering, business, or a related field, or equivalent professional experience.

  • Existing contractor relationships are a plus.

  • Valid driver's license and ability to visit active jobsites.

Who Thrives in This Role

  • Someone who takes ownership of projects from initial takeoff through final invoice.

  • A detail-oriented estimator who identifies scope gaps early and addresses questions before projects are awarded.

  • A strong communicator who builds trust with contractors, vendors, and internal teams.

  • Someone with a sense of urgency, accountability, and the ability to work independently in a growing organization.

Compensation & Benefits

  • Competitive salary.

  • Performance-based bonus.

  • Medical, dental, and vision insurance.

  • 401(k) with company match.

  • Paid time off and paid holidays.

  • Mileage reimbursement.

  • Opportunity to take on responsibility and contribute to the growth of an established organization.
