Description
SCOPE
The Commercial Manager will take full commercial responsibility and ownership of the maintenance, working closely with the Maintenance Directors / Quantity Surveyors and Managers to ensure the successful delivery, while maintaining relationships and maximising commercial returns and managing risk. They will need to be highly organised, with the ability to manage multiple projects simultaneously and work effectively under pressure.
KNOWLEDGE
- Degree / HNC / HND or equivalent qualification or experience within Maintenance based in
Commercial Management / Quantity Surveying (E). - Experience across M&E, Passive fire and supporting trades, reactive and planned
maintenance within housing associations inclusive of Mechanical and electrical compliance
programmes. - Well versed in the use of standard forms of SOR, such as NHF schedule of rates.
- General maintenance pricing and experience.
- Proficient in the full Microsoft Office package.
- Good technical knowledge and understand of the Mechanical, Electrical and Domestic
components. - Hold a current CSCS / ECS Card.
- Financial Management.
- Dispute resolution.
- Managing, developing and leading Maintenance Commercial Team.
SKILLS
- Ability to establish good relationships with internal and external team members.
- Good levels of verbal and written communication skills.
- Able to facilitate risk management reviews, identify and classify project and business risks,
reconcile the interaction of various risks, and propose and implement viable solutions. - Able to construct compelling arguments in pursuance of entitlements.
- Have knowledge and ideally some experience of manage dispute through any form of dispute
resolution process with practical knowledge and understanding of all legal techniques
attached thereto. - Able to produce contractual correspondence and reports quickly, concisely and effectively to
requirements. Is able to supervise the production and presentation of these. - Able to lead, guide, devise and negotiate the approach format and timescale of complex
valuation. - Have a flexible approach and adapt to change.
- Be driven to deliver high quality work and succeed.
- Have a strong attention to detail with high levels of accuracy.
OTHER
- The ability to travel to a range of sites.
- Appreciation that there might be out of hours working, agreed in advance.
DUTIES
- Drive clear costed strategies across projects on operational delivery, engagement and
commercial management - Financial reporting for small projects and maintenance works across circa 15-20m portfolio
per annum.
Risk and opportunity management for maintenance department - Manage commercial team to ensure delivery of key responsibilities and develop their
knowledge - Actively promote and support the development of the Commercial team
- Prepares long term cash forecasts for complex projects, monitors results and interprets
reasons for deviations. Uses established techniques to minimise outflow of cash and
maximise inflow. - Reviews effectiveness of change procedures and develop improvements where necessary
- Support project teams, including those based at site, to comply with the full requirements of
the Integrated Management System (IMS) and any additional client specifications within the
scope of QSHE. - To audit and evidence company practices, delivering continuous improvement across the
compliance functions, specifically through regular auditing of compliance to the electrical
safe systems of work, relevant documentation held on the IMS and associated standards. - To represent the company in a positive and professional way at all times.
