Senior Project Manager

We are currently hiring a Senior Project Manager located in Long Beach, CA. This position will support university construction projects for a public higher education institution. Our education team is a prime consultant to one the largest school districts in the country and provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation’s youth and adults seeking to better themselves through learning.

Essential Duties & Responsibilities:

• Overall responsibility for managing the design and construction process.
• Leads project collaboration progress including scope development, contracting, construction administration, and closeout; maintaining day to day project level leadership responsibility throughout the project lifecycle.
• Plan, manage, and coordinate all aspects of the project schedule, scope, and cost. 
• Manage and monitor contract budgets; interact with the university fiscal manager to reconcile contracts and budgets and to report on monthly cash flow activities.
• Evaluate documents and communicate the client’s specific goals and expectations to all project team members. 
• Guides design decisions by project stakeholders to maintain the project scope within the approved budget. Coordinates the value engineering process.
• Prepare schematic, preliminary, and construction document submittals for review by the university Planning Design & Construction department, and other boards as required.
• Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently. 
• Coordinate with Inspector of Record (IOR), Fire Marshall, and other regulatory agencies to facilitate successful inspections and completion of projects.
• Organize and maintain framework for project team processes and record keeping of electronic and physical documents.
• Prepare cost and revenue projections. 

Knowledge & Skills Required:

• Experience preparing Project Management Plans and fee/budget proposals.
• Demonstrated ability to monitor scope throughout the project and recommend adjustments when necessary.
• Ability to prepare and communicate cost and revenue projections.
• Knowledge of permitting process and ability to drive the process to meet project timelines.
• Knowledge of the complete project lifecycle, including closeout work.
• Utilize effective written and oral communication skills. 
• Deliver quality work product by role modeling organizational core values.
• Hold self accountable to individual and team goals.
• Consistently communicates and collaborates with team members and clients.
• Demonstrate ability to be dependable, diligent, and thorough. 
• Exercise creativity and resourcefulness in managing the project effectively in a compressed timeframe. 

Preferred Education and Experience:

• Bachelors degree in Construction Management, Engineering, Architecture, or related field required.
• Minimum of ten (10) years of experience in Project Management, engineering, or construction management. Including at least five (5) years independently managing public works or higher education projects.
• Prior experience with California State University (CSU) construction projects and prior knowledge of CSU processes and procedures is highly preferred.
• Experience with Design-Build and/or Progressive Design-Build project delivery methods.
• Preferred Certification: CCM, PMP, PE, AIA, LEED

The salary range for this full-time role is $132,800.00-$185,933.36 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
