Project Manager / Senior Project Manager – Commercial Construction

A well-established commercial general contractor in New York's Capital Region is looking to add multiple project management professionals to its team. Opportunities are available for candidates at varying levels of experience, ranging from developing Assistant Project Managers and Project Engineers ready for increased responsibility through experienced Project Managers and Senior Project Managers.

Position Overview

The Project Manager will be responsible for managing commercial construction projects from preconstruction and project startup through construction, completion, and closeout. The level of responsibility will be tailored to the individual's experience, with more senior candidates expected to independently manage projects and provide leadership to project teams.

Responsibilities may include:

• Managing projects from startup through completion and closeout
• Developing and maintaining project schedules and coordinating key milestones
• Managing RFIs, submittals, change orders, procurement, and project documentation
• Coordinating subcontractors, vendors, architects, engineers, owners, and internal project teams
• Monitoring project budgets, commitments, costs, forecasting, and overall financial performance
• Working closely with Superintendents to coordinate field activities, scheduling, manpower, and project execution
• Identifying and resolving project issues before they affect schedule, cost, or quality
• Managing owner and subcontractor relationships throughout the project
• Supporting or leading project meetings and communicating project status to key stakeholders
• Managing punch list, turnover, and project closeout activities
• Providing leadership and mentorship to Assistant Project Managers, Project Engineers, and other project team members as appropriate.
  

Ideal Candidate Profile

Candidates should have experience working for a commercial general contractor or construction management firm, with exposure to commercial building construction.

Relevant backgrounds may include:

• Project Engineer
• Assistant Project Manager
• Project Manager
• Senior Project Manager
• Project Executive
• Similar commercial construction project management positions

Experience with commercial new construction, renovations, additions, institutional, healthcare, education, office, retail, multifamily, or similar vertical construction projects is preferred.

Successful candidates should understand the core components of commercial project management, including scheduling, subcontractor coordination, RFIs, submittals, change orders, procurement, budgeting, cost control, forecasting, and project closeout.

More experienced candidates should have demonstrated success independently managing commercial construction projects and taking responsibility for project schedule, cost, quality, client relationships, and successful completion.
