With our first acquisition in 2002, Indus Management Group currently manages 38 apartment complexes in the Houston area. We specialize in the Class B & C property space, with over 10,000 units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.
Job Summary:
The role of the Rehab Project Manager is to manage all aspects and phases of the construction process effectively and fully, from initial concept through rehab completion for multiple multi-family property rehab (renovations) projects. They assess the scope of the project, maintain schedules, identify, quantify and allocate resources needed, and maintain budgets and profitability through project completion.
Minimum Qualifications:
- Education: Bachelor's degree in business, Construction Management, or a related field and relevant combination of training and work experience, Experience managing a team or others
- Experience: Minimum five (5) years of progressive project management experience in the construction, renovations, architecture, or adjacent industries. Experience in multi-family preferred.
- License/Certification(s): Valid state driver’s license
- Knowledge/Skills/Abilities:
- Advanced knowledge of building codes, structural design, materials, best-practices, and tools involved in the construction or repair of various classes of real estate assets
- Able to manage, lead and motivate team members
- Ability to read, speak and write in Spanish fluently preferably
- Ability to multitask in a fast-paced environment with targeted deadlines
- Ability to effectively identify and quantify project scope and create scope documents
- Ability to create and/or interpret CAD drawings, 3D models and construction documents in the Autodesk suite of software
- Ability to meet the physical demands of the job such as walking for long periods of time, bending to inspect tight spaces and attics, climbing ladders, and performing outdoor work on roof tops; must be able to lift and carry a minimum of 30 pounds independently occasionally

- Effective communication and leadership skills
- Must be able to travel locally in personal owned vehicle (POV) across Southwest and Spring Branch areas in Houston across Indus portfolio
- Proficient in managing construction budgets and job pricing

- Proficient in various productivity tools (Microsoft Word, Excel, PowerPoint, Outlook, Google Workspace etc.) and project management tools (Sharepoint, ClickUp, Gantt charts etc.)
Requirements
Principal Responsibilities:
Project Planning & Execution: Participates in planning, budgeting, and developing design solutions for new construction and rehabilitation projects, providing proactive recommendations for optimal outcomes.
Scope, Schedule & Budget Management: Develops project scope, timelines, and budgets for rehab initiatives across existing properties and new acquisitions.
Material & Labor Coordination: Identifies material and labor needs, manages project workflows, sets priorities, and oversees procurement, scheduling, and supervision of contractors.
Problem-Solving & Risk Mitigation: Addresses project delays, weather challenges, and site emergencies to ensure timely completion.
Team Leadership & HR Management: Manages recruitment, training, performance reviews, and professional development of direct reports.
Contractor Oversight & Compliance: Schedules, monitors, and directs contractors to ensure adherence to scopes, budgets, schedules, and quality standards.
Financial & Quality Control: Reviews payment requests, conducts inspections, and ensures project milestones align with payments.
Collaboration & Cost Management: Works with teams to assess project feasibility, costs, and risk mitigation strategies.
Procurement & Vendor Management: Assists in sourcing contractors, materials, and services, prepares procurement documents, and assists in defining scopes of work.
Subcontractor Coordination: Manages various subcontractors across multiple project phases and communicates progress to the design team.
Technology Utilization: Leverages software and online tools to streamline project management and improve efficiency.
Status Reporting: Prepares and presents weekly project status reports tracking project schedules and costs.
Inspection Management: Coordinate with city officials, engineers, architects, and inspectors when required
Property Assessments: Perform site walks and property assessments as needed and develop repair recommendations and budgets
Quality Assurance: Perform quality control inspections throughout all phases of construction. Ensure workmanship meets company standards before approving contractor payments.
Safety: Conduct periodic job-site safety inspections that align with company standards.
