Role purpose

We're looking for a commercially minded Property Analyst to join our team and play a key role in driving the financial performance of a diverse retail property portfolio. This is an exciting opportunity for someone with strong analytical capability, a passion for property and finance, and a desire to partner closely with stakeholders to deliver meaningful business outcomes.

As a trusted business partner, you'll provide financial insights, identify risks and opportunities, challenge assumptions, and support decision-making that maximises Net Property Income (NPI). You'll work closely with Centre Management, Property, Finance and Leasing teams to ensure accurate reporting, forecasting and financial management across the portfolio.

About the Role

Reporting into the Property Finance team, you will be responsible for analysing property performance, preparing budgets and forecasts, reconciling rental income and outgoings, and providing commercial insights to support operational and strategic decision-making.

You'll have the opportunity to work across a broad range of stakeholders, gaining valuable exposure to both property operations and finance while contributing to the ongoing success of high-performing retail assets.

Key Responsibilities

• Partner with Centre and Property Management teams to provide financial and commercial insights that drive performance.
• Prepare and deliver monthly reporting, analysis, budgeting and forecasting activities.
• Identify financial risks, opportunities and performance trends across assets.
• Monitor and analyse Net Property Income (NPI) outcomes and challenge assumptions where required.
• Calculate and invoice percentage rent in accordance with lease agreements and legislative requirements.
• Reconcile recoveries, investigate variances and implement corrective actions.
• Support the preparation and management of outgoings and marketing fund forecasts.
• Assist with the financial management of recoverable and non-recoverable costs.
• Maintain a strong control environment through timely reconciliations and process improvements.
• Develop and document processes that improve efficiency and support operational excellence.
• Build strong relationships with stakeholders across Property, Finance, Leasing, Centre Management and external partners.

About You

You'll be a curious and commercially focused analyst who enjoys working with data and turning insights into action. You have strong attention to detail, enjoy collaborating with stakeholders, and are confident communicating financial information to non-financial audiences.

You'll bring:

• CA or CPA qualification (or currently working towards completion).
• External Audit Experience from a Big 4 / Mid tier chartered environment
• Strong commercial and financial acumen.
• Excellent analytical, problem-solving and critical thinking skills.
• Advanced Excel skills and proficiency across the Microsoft Office suite.
• Strong written and verbal communication skills.
• The ability to manage competing priorities while maintaining accuracy and attention to detail.
• A collaborative approach and the confidence to build effective stakeholder relationships.
