Job Title: Groundskeeper/Make Ready Technician
Weekly Hours: Full-Time (Hourly)

Position Overview:
The Groundskeeper enhances our apartment community’s curb appeal by ensuring all outdoor spaces and amenity areas remain clean, welcoming, and beautifully maintained.
We are seeking a dependable, hardworking individual who is eager to learn and ready to assist with groundskeeping, apartment turns, basic maintenance, and general property upkeep. While prior maintenance experience is a plus, it is not required—we are happy to train the right person.

Job Description/Principal Duties and Responsibilities:
- Perform assigned grounds and maintenance tasks in an organized and timely manner.
- Monitor and maintain the grounds daily to ensure clean common areas noting needed repairs.
- Recommend necessary tools, parts, and supplies to the Maintenance Supervisor to support daily operations.
- Assist the Maintenance Supervisor by identifying equipment needs and recommending cost-effective supply purchases.
- Ensure all work orders are completed in a timely fashion.
- Participate in the development and implementation of an ongoing property maintenance and improvement plan.
- Assist in producing 5 day turns on vacant units.
- Perform trash-outs on vacant units.
- Knowledge of all utility cut offs.
- Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities.
- Provide superior customer service
- Other duties as delegated
Administration
- Maintain a professional image and attitude
- Attend instructional training classes as scheduled by the Maintenance Supervisor
- Adherence to and proper implementation of all Fortis Properties Management policies and procedures
Knowledge of and adherence to the following:
- Fair Housing policies and procedures
- ADA policies and procedures
Supervision Received: The Groundskeeper will report to the Maintenance Supervisor and/or Community Manager.
Qualifications & Skills:
Education
- High School graduate or equivalent
- Valid Driver's License Required
Experience
- Prior groundskeeping experience preferred.
- General maintenance skills are a plus
- CPO license would be a plus
