About the Firm

52TEN is an established private investment firm, based in Scottsdale, Arizona, specializing in the acquisition and repositioning of manufactured housing communities. As one of the top 100 community owners in America, 52TEN is recognized for its innovative approach and commitment to delivering the best experience in the industry to its employees, residents, investors, and vendors.

About the Role

Palm Harbor Estates is a 246-site, all-ages manufactured housing community and an important part of the 52TEN portfolio. We’re looking for an experienced, hands-on Community Manager who is ready to take ownership of the community’s day-to-day operations, lead a strong onsite team, build relationships with residents, and drive continued performance and growth.

This is much more than an administrative property management role. The Community Manager is the onsite leader of the property, with responsibility for the resident experience, team performance, property operations, financial results, occupancy, collections, and home sales.

You’ll supervise a maintenance team of two and work closely with 52TEN’s Operations leadership while having the autonomy and accountability to make things happen at the community level.

There is also meaningful earning potential tied to performance. In addition to a base salary of $60K-$65K, this position offers performance incentive potential of approximately $2,000 per month based on achievement of established goals.

The ideal candidate is a confident people leader who enjoys being visible in the community, solving problems, driving results, and taking ownership. You should be equally comfortable talking with a resident, coaching a team member, reviewing property performance, walking the community, or helping a prospective resident find their next home.

Why Work With 52TEN?

At 52TEN, we lead with culture—because we believe it’s one of the most defining aspects of our success. We’re a fast-paced, goal-oriented company that runs on the Entrepreneurial Operating System (EOS), with a strong emphasis on ownership, accountability, continuous improvement, and delivering The Best Experience.

While each team member brings unique skills and responsibilities, collaboration is at the heart of everything we do. We rally around shared goals, support one another, and give our people the opportunity to take real ownership of their work.

What Makes 52TEN Different?

  • The Best Experience – We strive to create an exceptional experience for our residents, employees, investors, and partners in every interaction.
  • Real Ownership – Our Community Managers aren't simply tasked with keeping the property running. They are trusted to lead, solve problems, make smart decisions, and drive results.
  • A World-Class Team – You'll have the support of experienced Operations leaders and a broader team committed to helping our communities succeed.
  • Opportunity to Make an Impact – At a 246-site community, strong leadership makes a visible difference. You'll have the opportunity to influence the resident experience, team culture, financial performance, and future success of the property.

Do the Following Things Sound Like You?

  • You naturally take ownership and don't wait for someone else to solve a problem.
  • You enjoy leading people and know how to set clear expectations while building a positive team environment.
  • You genuinely like working with residents and understand how important responsiveness, professionalism, and follow-through are to the community experience.
  • You're comfortable with numbers and understand that occupancy, collections, expenses, home sales, and resident satisfaction all contribute to a successful property.
  • You have a sales mindset and enjoy turning inquiries and prospects into new residents and homeowners.
  • You notice when something isn't right—whether it's a maintenance issue, a resident concern, or an operational problem—and you take action.
  • You can balance customer service with accountability and enforce policies fairly and consistently.
  • You thrive in an environment where you're trusted to use good judgment and make decisions.
  • You care about doing excellent work and being someone your team can rely on.

If this describes you, you may be exactly who we're looking for.

Key Responsibilities

Community Leadership & Operations

  • Lead the day-to-day operations of Palm Harbor Estates and take ownership of overall community performance
  • Supervise, coach, and hold accountable a two-person maintenance team
  • Maintain a visible presence throughout the community and ensure the property consistently meets 52TEN standards
  • Build positive relationships with residents while responding professionally and effectively to concerns
  • Oversee community policies, resident communications, property records, vendors, and operational processes

Financial Performance

  • Take ownership of property-level financial performance, including revenue, controllable expenses, and NOI
  • Monitor performance against budget and established scorecard goals
  • Drive strong results in occupancy, collections, expense management, resident satisfaction, and other key performance indicators
  • Identify opportunities to improve property performance and partner with Operations leadership to implement solutions

Home Sales & Occupancy

  • Own and execute home sales efforts within the community
  • Manage leads, showings, prospect follow-up, and closing coordination
  • Build and maintain an active sales pipeline
  • Support marketing and outreach efforts designed to increase occupancy
  • Create a welcoming experience for prospective residents from their first inquiry through move-in

Property & Maintenance Oversight

  • Direct the work of the onsite maintenance team and coordinate third-party vendors and contractors
  • Conduct regular property walks to monitor curb appeal, safety, maintenance needs, and community standards
  • Ensure maintenance priorities are addressed appropriately and efficiently
  • Help maintain a clean, attractive, safe, and welcoming community

Qualifications

  • 2+ years of property management experience; manufactured housing or RV community experience is strongly preferred
  • Previous experience supervising or leading employees
  • Experience with property-level financial performance, budgets, P&Ls, or operational scorecards
  • Sales, leasing, or occupancy-growth experience
  • Strong communication, organization, problem-solving, and conflict-resolution skills
  • Comfortable using property management software and other business technology
  • Ability to balance resident service with consistent enforcement of community policies
  • Valid driver's license and reliable transportation
  • Ability to successfully complete a criminal background check
  • Experience with Rent Manager is a plus

Compensation & Benefits

  • Base Salary:$60,000-$65,000, depending on experience
  • Performance Incentive: Opportunity to earn approximately $2,000 per month based on achievement of established performance goals
  • Free Onsite Housing Available
  • 2 Week of Paid Time Off during your first year of employment
  • Company-paid holidays
  • Group medical, dental, vision, and life insurance
  • Technology reimbursement
  • Professional development and growth opportunities within a growing organization

Who We Are at 52TEN

  • A high-performing team with the agility of a boutique company and the capability of a large one
  • Forward-thinking and tech-savvy, always seeking smarter ways to work
  • Deeply collaborative—both at our communities and across the company
  • Committed to investing in our people and equipping them with the tools to succeed and grow
  • Focused on making smart decisions, taking ownership, and delivering The Best Experience

Who We're Not

  • We're not stuck in old ways of thinking or focused only on the bottom line
  • We don't forget that we're people first—with families, ambitions, and values
  • We don't shy away from challenges or growth—we welcome them
  • We don't avoid accountability or repeat mistakes—we learn and evolve
  • We don't operate in silos—we win as one team

Work Environment & Equal Opportunity

This is an onsite position that includes a combination of office-based work and regular activity throughout the community. The role requires the ability to walk the property, inspect community conditions, interact regularly with residents, employees, vendors, and prospective residents, and occasionally respond to urgent property needs outside standard business hours.

The position may require sitting, standing, walking, bending, stooping, reaching, climbing stairs, and occasionally lifting or moving up to 25 pounds. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform the essential functions of the role.

52TEN is committed to building a diverse and inclusive team and is proud to be an Equal Opportunity Employer. We do not discriminate based on any protected status under applicable law. We also provide reasonable accommodations for qualified individuals with disabilities. If you require accommodations during the application or employment process, please let us know.

If you're looking for an opportunity to lead a significant community, build a strong team, create a great resident experience, and be rewarded for results, we'd love to hear from you.

Thanks for considering 52TEN on your career journey!
