Job Description
Position Summary
The Director of Leasing plays a key role in driving income growth, enhancing property performance, and creating long-term value across the company’s shopping center portfolio. This role combines market insight, retail trend awareness, and a strong understanding of consumer behavior to shape leasing strategies that strengthen each center’s competitive position. By cultivating a high-quality tenant mix and advancing leasing opportunities that support Net Operating Income objectives, the Director helps create vibrant retail environments that serve tenants, customers, and the broader business. Working in close partnership with tenants, brokers, and internal teams, the Director is instrumental in shaping both the tenant experience and the financial performance of the centers they oversee.
Responsibilities
- Canvass for and identify prospective tenants through cold calling, networking, broker relationships, market research, and proactive follow-up to build and maintain a strong leasing pipeline.
- Lead the deal-making process from Letter of Intent (LOI) through lease negotiation and execution, structuring terms that support company objectives for rent, term, and capital investment.
- Partner with tenants and internal teams to ensure a smooth transition from lease signing through store opening, helping resolve construction, permitting, or delivery issues as they arise.
- Build and maintain relationships with existing tenants by addressing concerns proactively, supporting long-term engagement, and identifying opportunities for renewals, expansions, and additional investment.
- Develop and execute merchandising plans that create a compelling, well-balanced tenant mix aligned with each center’s market position, consumer demand, and retail trends.
- Prepare and manage leasing budgets, forecasts, and performance tracking, providing leadership with regular updates on leasing activity, financial progress, and achievement of NOI targets.
- Analyze local market conditions, competitive centers, demographic data, and consumer trends to identify opportunities that improve center performance and generate new revenue streams.
- Represent the company at industry conferences, trade shows, and networking events to build and maintain relationships with retailers, brokers, and other industry partners.

Required Qualifications
- High School Diploma or GED required.
- Bachelor’s degree in Business, Real Estate, Marketing, or a related field.
- Minimum of five (5) years of experience in retail sales, product sales, or retail leasing, with a demonstrated track record of successfully closing deals.
- Familiarity with leasing or property management software, such as MRI, Yardi, or Dealpath.
- Solid working knowledge of shopping center merchandising, leasing strategy, and retail real estate market dynamics.
- Proven ability to negotiate complex lease agreements and manage the deal process from prospecting through tenant opening.
- Strong communication, presentation, and relationship-building skills, with the ability to influence tenants, brokers, and cross-functional partners.
- Excellent organizational and time management skills, with the ability to manage multiple deals and competing priorities simultaneously.
- Proficiency in Microsoft Office Suite including Word and Excel.
Preferred Qualifications
- Certified Leasing Specialist (CLS) designation preferred.
Travel
- Regular travel required for site visits, tenant meetings, and industry events; about 20%.
Compensation
Salary type: Exempt
Pay Frequency: Bi-weekly
Annual Base Salary Range: $145,000 - $205,000
Annual Bonus: 70%
