Description

Job Summary:

Highland Homes is looking for a Land Entitlements Specialist to join our team and assist with preliminary plating, due diligence, zoning, and final engineering permits.  This person will create and manage land development budgets as the project is going through preliminary and final engineering design. 

Duties and Responsibilities:

  • Conduct due diligence, including environmental analysis of wetlands, streams, subsurface soils analysis, contract/legal review, etc.
  • Examine site plan development with respect to Topo, floodplain, utilities, stormwater, sanitary sewer, storm drainage and water feasibility. Schedule internal construction plan review meetings with Homebuilding and coordinate with engineers to ensure any issues are resolved.
  • Assist in overseeing engineering of subdivision and QA/QC utility, grading and stormwater design up to permit approvals.
  • Coordinate with consultants to put together rezoning / PUD packages. Consultants will likely include; civil engineers, landscape architects, land use attorneys, traffic engineers, environmentalists, surveyors, and geotechnical engineers.
  • Assist in preliminary plat preparation and approvals and government approvals.
  • Identify construction issues and assist project supervisors in solving problems.
  • Coordinate with sitework contractors; review bids and assist with value engineering to make projects more feasible.
  • Attend meetings with engineers, municipality representatives and public hearings
  • Assist with multiple projects and keeping them on schedule to start construction in a timely manner. Organize trackers for permits, LOMRs, lot fit reviews, etc.
  • Assist with special projects as requested and perform additional duties as required.
  • Fully on-site and required to work in the office.

Requirements

Minimum Education Experience:

Bachelor’s Degree required; Civil Engineering preferred with at 1-2 years working for a homebuilder

Skills and Abilities:

  • Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization.
  • Detail oriented with exceptional organizational skills to keep projects on track. 
  • Problem solving skills and forward thinking to analyze discrepancies and consistencies with construction plans and budgets.
  • Proficiency in Microsoft Word, Excel, and Adobe PDF.

Work Conditions:

Must be able to walk potential site before and during construction, attend evening meetings, local driving required.
