Job Details:

The Maintenance Assistant plays a critical role in maintaining the physical integrity, cleanliness, and overall curb appeal of the property. Reporting directly to the Service Manager, this position is responsible for executing a variety of basic maintenance tasks, routine cleaning (housekeeping), and general property upkeep (porter duties). The ideal candidate is proactive, detail-oriented, and committed to delivering a high-quality living environment for all residents and the community.

Essential Duties and Responsibilities

Maintenance and Repairs

  • Assist the Maintenance Technician/Supervisor with minor repairs and service requests, including:
  • Replacing light bulbs, switches, and outlet covers.
  • Performing minor drywall repairs and patch work.
  • Clearing simple clogs in sinks, toilets, and drains.
  • Making minor adjustments to doors, cabinets, and windows.
  • Completing light painting projects and touch-ups.
  • Support the preparation of vacant units (Turnovers), including moving appliances, clearing debris, performing punch-list items, and replacing air conditioning filters.
  • Conduct preventative maintenance checks as assigned (e.g., checking smoke detectors, fire extinguishers).
  • Immediately report any major maintenance issues, safety hazards, or needed repairs to the Maintenance Supervisor.

Porter Duties (Grounds and Exterior Maintenance)

  • Maintain the property's curb appeal daily by policing the grounds, common areas, and parking lots.
  • Pick up trash, litter, and debris from all exterior areas, including landscaped beds and pathways.
  • Empty exterior trash receptacles and replace liners.
  • Ensure all trash chutes, compactors, and dumpster areas are clean and organized.
  • Perform seasonal duties such as leaf blowing, minor snow/ice removal (salting walkways), and watering plants.
  • Clean and maintain common area amenities (pool area, fitness center, playground, grilling stations, etc.).

Housekeeping (Common Areas and Interior)

  • Perform regular cleaning of all indoor common areas, including the lobby, hallways, stairwells, elevators, and public restrooms.
  • Clean the fitness center equipment, business center, and community room.
  • Execute floor care, including vacuuming, sweeping, and mopping hard surface floors.
  • Clean and polish windows, glass doors, and common area fixtures.
  • Dust furniture, window sills, and vertical blinds.
  • Ensure the office and model units are consistently presentable and clean.
  • Restock supplies in common area restrooms and amenity spaces.

Requirements

Key Performance Indicators (KPIs)

The performance of the Maintenance Assistant will be primarily measured by the following Key Performance Indicators (KPIs):

  1. Work Order Turnaround Time: Efficiency in completing minor repairs and service requests.
  2. Unit Turnover Completion Rate/Time: Speed and quality of preparing vacant units for new residents.
  3. Property Curb Appeal/Cleanliness Rating: Daily upkeep and presentation of grounds, common areas, and exterior spaces.
  4. Preventative Maintenance Compliance: Successful completion of assigned preventative checks to minimize major issues.
  5. Common Area Upkeep/Presentation: Consistent cleanliness and presentability of all indoor common areas, the office, and model units.

Qualifications

- Experience: 1+ year of experience in general maintenance, janitorial, groundskeeping, or related field, preferably within a residential or commercial property setting.

Skills:

- Basic knowledge of cleaning methods and equipment.

- Basic skills in minor repairs (plumbing, electrical, painting, carpentry).

- Ability to operate standard maintenance tools and equipment safely.

- Strong attention to detail and commitment to cleanliness.

- Ability to work independently and manage time effectively.

Physical Requirements: 

- Must be able to lift up to 50 pounds, climb stairs and ladders, bend, stoop, and stand for extended periods, and work outdoors in all weather conditions.

Other: 

- Must possess a valid driver’s license and reliable transportation.

- Effective Communication: Being bilingual (English/Spanish) a plus.
