Description

Vice President of Maintenance

Philadelphia, PA | Multifamily Property Management | Portfolio-Wide Leadership

Our client is seeking a Vice President of Maintenance to lead maintenance operations, capital improvements, and long-term facilities planning across a multifamily portfolio based in the Philadelphia area, with additional oversight of communities in Florida.

This high-impact leadership role is ideal for a technically strong, financially savvy maintenance executive who combines hands-on expertise across multiple trades with strategic capital planning, sound judgment, and proven team leadership. The right candidate brings an owner’s mentality, understands how to control costs without sacrificing quality, and can hold a diverse team accountable in a fast-paced, high-expectation environment.

With a long-term succession plan in place, this is an opportunity to grow into an expanded executive leadership role while making a meaningful impact on portfolio performance.

Key Responsibilities

  • Lead portfolio-wide maintenance and facilities operations, including service managers, work orders, unit turns, and maintenance productivity.
  • Develop and manage annual budgets and 10-year capital expenditure (CapEx) plans, updating forecasts annually using Excel.
  • Plan, oversee, and execute capital improvement projects, including roof replacements, road reconstruction, site work, and major building system repairs.
  • Evaluate vendor proposals, review project costs, identify unnecessary expenses, and make informed spending decisions that protect long-term asset value.
  • Provide technical guidance across HVAC, plumbing, carpentry, roofing, and other building systems and trades.
  • Manage emergency response and major repairs, including fire, flood, and other property-related incidents.
  • Lead, coach, and hold maintenance personnel accountable, adapting management strategies to different personalities while maintaining consistent performance standards.
  • Oversee Florida communities remotely, with approximately monthly travel and additional trips as needed for emergencies. Business travel expenses are covered by the company.
  • Partner with senior leadership on long-term maintenance strategy, capital planning, operational improvements, and future leadership succession.

Qualifications

  • Experience as a Vice President of Maintenance, Senior Regional Maintenance Manager, Regional Facilities Manager, or in a comparable multifamily portfolio leadership role.
  • Demonstrated expertise in maintenance operations, facilities management, and capital improvement project execution across multiple properties.
  • Strong working knowledge of HVAC, plumbing, carpentry, roofing, roadwork, site work, and major building systems.
  • Proven experience developing budgets, managing capital expenditures, and building long-range capital plans, including 10-year forecasts.
  • Proficiency in Microsoft Excel and the ability to analyze budgets, evaluate proposals, and make data-driven financial decisions.
  • Experience overseeing large-scale projects, emergency repairs, and complex maintenance initiatives.
  • Strong leadership and interpersonal skills, with the ability to manage diverse personalities, establish accountability, and drive results without constant direction.
  • An owner’s mindset, exceptional attention to detail, and the ability to balance hands-on problem-solving with strategic planning.
  • Willingness to travel regularly to Florida communities and respond when urgent operational issues arise.

Why You Should Apply?

This is more than a maintenance leadership position. It is an opportunity to take ownership of maintenance operations across an established multifamily portfolio, influence capital investment decisions, and help shape the organization’s future. For an experienced maintenance executive who thrives on accountability, enjoys solving complex technical challenges, and wants a path toward broader executive responsibility, this role offers the chance to make a lasting impact.

The ideal candidate is hands-on, financially disciplined, technically exceptional, and ready to lead. This is a high-accountability role for someone who takes initiative, makes sound decisions, and understands that successful property maintenance protects both the resident experience and long-term asset value.
