We're seeking an experienced District Manager to oversee a high-profile mixed-use retail portfolio in the Washington, DC Metro area. This highly visible leadership role is ideal for a polished, detail-oriented professional who thrives on building tenant relationships, driving financial performance, and serving as the face of a dynamic commercial district.

The ideal candidate is tenant-focused, highly analytical, and confident managing the operational and financial complexities of a mixed-use portfolio. You'll work closely with ownership, retail tenants, community organizations, municipal partners, and elected officials, representing the portfolio with professionalism while ensuring an exceptional experience for tenants and visitors alike.

About the Portfolio

You'll oversee two mixed-use assets that combine retail, public spaces, parking, and community partnerships.

Primary Asset

• Approximately 190,000 square feet of ground-floor retail and commercial space
• Residential apartments and privately owned condominiums above the retail
• Structured parking facilities
• Oversight of multiple parking assets serving both ownership and municipal partners
• Collaboration with Homeowners Associations (HOAs)
• Management of public gathering spaces and coordination with city stakeholders
• Residential apartments are managed separately, allowing this role to focus primarily on the commercial district

Secondary Asset

• Boutique mixed-use property featuring several retail storefronts with office and condominium space above
• Requires ongoing operational oversight and a regular on-site presence

Key Responsibilities

• Lead the day-to-day management and operations of a prominent mixed-use commercial portfolio
• Develop strong, service-oriented relationships with retail tenants while maintaining lease compliance and operational standards
• Serve as the primary point of contact for ownership, tenants, community organizations, municipal partners, and elected officials
• Prepare and manage operating budgets, financial reports, reconciliations, CAM expenses, and variance analyses
• Utilize Yardi to manage financial reporting, tenant information, budgeting, and daily operations
• Oversee vendor contracts, capital projects, parking operations, and common area maintenance
• Conduct regular property inspections to ensure the portfolio consistently reflects ownership's standards
• Navigate challenging tenant conversations with confidence while maintaining positive long-term relationships
• Support HOA operations and governance, with opportunities to take on additional association responsibilities over time
• Identify opportunities to enhance operations, tenant satisfaction, and the overall value of the portfolio

Qualifications

• 5+ years of commercial, retail, or mixed-use property management experience
• Strong retail property management background required
• Exceptional financial, budgeting, and analytical skills with advanced mathematical aptitude
• Experience using Yardi is strongly preferred
• Outstanding written and verbal communication skills
• Professional, polished presence with the ability to represent ownership in high-profile meetings and public settings
• Proven ability to build relationships while effectively managing difficult conversations and resolving tenant issues
• Highly organized with exceptional attention to detail and the ability to manage multiple priorities
• Experience with condominium or HOA management is a plus but not required
• Bachelor's degree preferred
