Vice President of Transitions | Multifamily Acquisitions & Dispositions

Our client, a rapidly growing multifamily owner-operator, is seeking a highly strategic and operationally sophisticated Vice President of Transitions to lead the acquisition and disposition lifecycle across a high-volume national portfolio. This is a newly created, highly visible leadership role designed for an experienced transition executive who can immediately bring structure, accountability, and operational consistency to a rapidly scaling platform.

This is not a traditional transition management position focused solely on takeover logistics or day-one operational readiness. Rather, this leader will serve as the central coordinator, strategist, and operational quarterback across all active acquisitions and dispositions—ensuring that every stakeholder, department, and external partner is aligned around a clear business plan, timeline, and execution strategy before, during, and after each transaction.

The organization is seeking someone who already possesses a proven, repeatable transition methodology developed through direct experience managing multifamily portfolio transitions at scale. The ideal candidate understands both the investment and operational sides of the business and can bridge the gap between due diligence findings, underwriting assumptions, operational risk, and post-close execution.

This individual will become the single source of truth for all transition activity, coordinating cross-functional teams across operations, asset management, investment management, accounting, IT, legal, utilities, HR, pricing, and marketing while providing executive leadership with clear visibility into risks, priorities, and progress.

Position Overview

The Vice President of Transitions will oversee the full transition lifecycle from pre-close due diligence through stabilization and disposition execution. Acting as the organization's "air traffic controller," this leader will not be the primary decision-maker on acquisitions but will ensure every department is properly sequenced, aligned, and executing against a unified plan.

Success in this role requires far more than managing checklists and operational handoffs. The VP of Transitions must be capable of synthesizing information from multiple stakeholders, identifying downstream operational risks, evaluating business plan assumptions, and translating findings into actionable strategies that protect performance from day one.

The ideal candidate is equally comfortable reviewing occupancy trends, lease audits, staffing structures, delinquency reports, and operational risks as they are leading executive-level discussions regarding acquisition strategy, transition priorities, and stabilization plans.

This role reports directly to senior leadership and will play a significant role in shaping the future structure and scalability of the company's transition platform.

Key Responsibilities

Acquisition & Disposition Leadership

  • Own the complete transition lifecycle from pre-close due diligence through operational stabilization and disposition execution.
  • Serve as the centralized leader overseeing multiple active acquisitions and dispositions simultaneously across the portfolio.
  • Act as the primary coordinator across all internal departments and external partners, ensuring alignment around transaction objectives and execution timelines.
  • Establish standardized transition methodologies, governance structures, reporting frameworks, and accountability measures.
  • Facilitate seamless operational onboarding and offboarding while minimizing disruption to residents, onsite teams, and ownership stakeholders.
  • Drive alignment between investment management, asset management, operations, accounting, legal, IT, utilities, HR, marketing, and third-party partners.

Strategic Due Diligence & Risk Assessment

  • Lead operational due diligence reviews, including:
    • Lease audits and expiration analysis
    • Occupancy and revenue trend evaluation
    • Accounts receivable and delinquency reviews
    • Staffing assessments and organizational readiness evaluations
    • Vendor and utility contract analysis
    • Compliance and regulatory reviews
    • Operational process evaluations
  • Identify operational, financial, and execution risks prior to closing and proactively develop mitigation strategies.
  • Evaluate how operational findings impact underwriting assumptions, business plans, and stabilization strategies.
  • Partner closely with investment and asset management teams to ensure acquisition decisions are informed by operational realities and downstream execution considerations.

Transition Planning & Execution

  • Lead pre-close strategic onboarding efforts by bringing all stakeholders together around a unified transition strategy and business plan.
  • Develop and maintain standardized transition playbooks, dashboards, checklists, risk registers, and escalation protocols.
  • Coordinate all pre-close and post-close activities, including systems conversions, staffing readiness, utility transfers, vendor continuity, operational onboarding, and resident communications.
  • Maintain executive-facing reporting that provides real-time visibility into milestones, risks, dependencies, and transition readiness.
  • Serve as the escalation point for complex issues and ensure cross-functional teams remain aligned to priorities and deadlines.

Process Improvement & Scalability

  • Build scalable frameworks capable of supporting concurrent, portfolio-wide transaction activity.
  • Identify recurring operational bottlenecks and implement sustainable solutions.
  • Establish KPIs and performance metrics around transition execution, operational stabilization, resident experience, and financial performance.
  • Continuously refine transition processes to improve speed, consistency, and execution quality as the organization grows.

The ideal candidate is a seasoned multifamily transition leader who has successfully managed acquisitions, dispositions, and operational integrations at significant scale within a high-growth environment.

They are:

  • A proven transitions specialist with an established methodology they can implement immediately.
  • Highly analytical with strong operational, financial, and strategic business acumen.
  • Comfortable operating above the checklist—able to connect operational findings to business outcomes and portfolio performance.
  • Experienced managing multiple concurrent transactions across large multifamily portfolios.
  • Skilled at synthesizing information from numerous stakeholders and identifying downstream operational risks before they become problems.
  • Capable of influencing executive stakeholders and cross-functional teams without direct authority.
  • Equally comfortable communicating with ownership groups, investment teams, operations leaders, and onsite personnel.
  • An exceptional organizer who thrives in fast-paced, acquisition-driven environments.

What Makes Someone Successful in This Role

This position is best suited for a leader whose background includes large-scale multifamily asset management, acquisitions integration, portfolio transitions, or institutional operations leadership.

Candidates whose transition experience is primarily limited to tactical property takeovers, operational onboarding checklists, or short-term third-party management handoffs may not possess the strategic depth required for this role.

The strongest candidates will have experience advising on business plans, evaluating acquisition readiness, influencing operational strategy, and coordinating portfolio-scale transitions where operational decisions directly impacted investment performance.

Asset management backgrounds are highly welcomed, particularly when combined with deep operational knowledge and acquisition integration experience.

Qualifications

  • Bachelor's degree in Business, Real Estate, Finance, Operations, or related field preferred.
  • 10+ years of experience in multifamily operations, asset management, acquisitions, portfolio management, or transitions leadership.
  • Direct experience overseeing high-volume multifamily acquisitions and operational transitions.
  • Demonstrated success implementing scalable transition frameworks and governance processes.
  • Strong understanding of multifamily operations, due diligence, underwriting considerations, financial reporting, and enterprise systems.
  • Exceptional project management, organizational, communication, and stakeholder management skills.
  • Experience within acquisition-driven multifamily organizations required.

Work Environment & Travel

  • Remote-first work environment.
  • Monthly in-person collaboration with leadership team (approximately 1–2 days per month).
  • Approximately 25% travel depending on transaction activity and portfolio needs.
