Description
Director of Leasing – Multifamily & Student Housing
Location: Upper Midwest
Industry: Multifamily Property Management | Conventional Apartments | Student Housing
Relocation candidates encouraged to apply!
Lead Leasing Performance. Develop Sales Talent. Drive Results.
A growing property management company in the Upper Midwest is seeking a Director of Leasing to lead sales and leasing performance across a portfolio of conventional multifamily and student housing communities. This newly created leadership position will oversee both stabilized properties and active lease-ups, with a focus on increasing lease conversions, improving occupancy, and maximizing rental revenue.
This is a hands-on, sales-driven leadership role—not a marketing position. The Director of Leasing will coach onsite teams, strengthen closing skills, establish performance standards, and step in to conduct tours and close leases when needed. Working closely with the Director of Operations and Marketing Director, this individual will build a consistent, results-oriented leasing strategy across the portfolio.
Key Responsibilities
- Lead leasing strategy and sales performance across conventional multifamily, student housing, and lease-up communities.
- Coach onsite leasing professionals on prospect engagement, objection handling, closing techniques, and follow-up.
- Establish and monitor KPIs, including lease conversion, economic occupancy, net effective lease rates, and EGI versus GPR.
- Develop leasing processes, tour paths, sales meetings, and standard operating procedures (SOPs).
- Recruit, hire, train, and develop leasing agents and specialists while building future leadership capacity.
- Analyze market trends and comparable properties to guide unit pricing, concessions, and leasing strategies.
- Partner with the Marketing Director to align marketing resources with property-level leasing needs.
- Maintain a frequent onsite presence, providing direct sales support and leading by example.
Qualifications
- Ground-up lease-up experience is required.
- Proven multi-site leasing leadership experience in multifamily, student housing, or a comparable residential real estate environment.
- A strong sales mindset with demonstrated success improving leasing conversion and coaching teams to meet performance goals.
- Experience recruiting, training, and developing leasing professionals.
- Knowledge of leasing KPIs, competitive market analysis, unit pricing, and revenue optimization.
- Ability to balance strategic leadership with hands-on onsite coaching and leasing support.
- Strong communication, analytical, and leadership skills, with knowledge of Fair Housing requirements.
- Experience with both student housing and luxury conventional multifamily is preferred.
- Familiarity with Entrata or other property management and leasing CRM platforms is a plus.
Leadership level: Experienced Leasing Managers, Multi-Site Leasing Managers, and comparable leasing leaders are encouraged to apply. A previous Director or VP title is not required; demonstrated leadership of a leasing operation is essential.
Opportunity & Work Environment
- Reporting: Works directly with the Director of Operations and reports up to ownership.
- Team: Leads seven onsite leasing professionals, with potential to add leasing managers as the portfolio grows.
- Schedule: Office-based with frequent visits to portfolio properties.
- Portfolio: Conventional multifamily and student housing, including stabilized and lease-up assets.
- Relocation: Relocation candidates are welcome; assistance may be available.
