Regional Property Manager – Student Housing

A well-established student housing operator is seeking an experienced Regional Property Manager to oversee a portfolio of 5-7 properties across multiple student housing markets. Based in the South Central United States, this high-visibility leadership role offers the opportunity to drive portfolio performance, mentor onsite leadership teams, and influence operations in the company’s most competitive market, with strong support from senior leadership.

The ideal candidate brings proven student housing experience, strong financial and operational acumen, sound judgment, and the ability to communicate clearly and lead confidently in a fast-paced environment.

Key Responsibilities

• Regional Leadership: Supervise, coach, and develop Community Managers, providing hands-on guidance, performance feedback, and accountability.
• Financial & Operational Performance: Oversee property budgets, financial reporting, expense control, vendor contracts, maintenance operations, and capital expenditures.
• Leasing & Marketing Strategy: Develop and refine leasing and marketing strategies to achieve occupancy and revenue goals, using budget analysis, competitor visits, and market research to guide decisions.
• Portfolio Oversight: Conduct regular property visits and inspections to ensure operational standards, regulatory compliance, curb appeal, and resident satisfaction.
• Market Engagement: Monitor student housing trends, build relationships with universities, and evaluate competitive positioning across assigned markets.
• Executive Collaboration: Partner with the Regional Vice President to implement company initiatives, resolve escalated issues, and align portfolio operations with business objectives.

Qualifications

• Minimum 2 years of Regional Manager experience with a student housing owner or operator.
• 5–10 years of experience in student housing.
• Demonstrated success leading teams and improving performance in competitive Class A student housing markets.
• Strong knowledge of property operations, budgeting, leasing, marketing, and financial reporting.
• Excellent communication, decision-making, organizational, and leadership skills.
• Bachelor’s degree or equivalent professional experience.
• Experience with Entrata and Microsoft Office preferred.

Travel & Availability

This position requires up to 70% travel.
