MULTIFAMILY CONSTRUCTION SUPERINTENDENT

THE ROLE
The Superintendent owns the field.
From preconstruction turnover through final closeout, you are accountable for how the project runs from the schedule, to safety culture, to the quality of what gets installed, and the standard every trade is held to. You set the tone before the first crew mobilizes and you protect it until the last punch item closes.
You'll lead an Assistant Superintendent, coordinate every trade partner on site, and turn the plan into predictable production. You're not chasing the work. You're clearing the path in front of it.
This role is best suited for someone who believes calm, disciplined leadership produces better results than constant reaction.
RESPONSIBILITIES
Lead, Manage & Hold Accountable
- Set clear expectations, then confirm they're being met.
- Mentor your Assistant Super. Develop your foremen and trades.
- Address issues quickly and directly. Clear is kind.
- Hold trade partners accountable for safety, quality, and schedule.
Project Startup & Planning
- Own startup: turnover, checklists, logistics plan, and project visuals.
- Build the milestone schedule from the contract baseline.
- Run constructability review to surface conflicts early, not actively in the field.
- Lead precons and integrate every requirement into the plan.
Safety & Compliance
- Safety isn't someone else's responsibility. You own the standard.
- Walk the site daily. Address unsafe conditions the moment you see them.
- Keep documentation, orientations, and job boards audit-ready.
- Maintain full OSHA readiness at all times.
- Model safe behavior in every action.
Production Planning & Operational Excellence
- Build the schedule with your team and trades via pull planning then maintain and drive the strategy behind it through takt planning.
- Lead Trade Partner Tacticals, Preinstall Meetings, and 1st Walks.
- Ensure daily huddles, zone walks, and logs happen consistently.
Quality Control & Inspections
- Walk with purpose and never past a problem.
- 1st Walks with your Assistant Super to confirm readiness before moving to the next zone.
- Own inspections, permits, and TCO/CO.
- Define "clean and organized" in measurable terms and hold every trade to it.

Multifamily Construction Superintendent Skills & Experience Requirements
- 3-5 years of commercial construction experience
- Preferred software competencies: Procore, Bluebeam, MS Office Suite
- Plan knowlege and navigation
- Experience maintaining accurate project documentation
- Knowledgeable on safety standards to maintain project safety
- Experience with site management and leading projects
- Ability to lead, mentor, and train team members and trade partners
- Experience creating look-ahead schedules and closeouts
Benefits & Pay
- Annual salary of $100,000 - $135,000 per year, plus a BONUS.
