Position Overview
The Manager, Capital Asset Management supports a geographically diverse senior housing portfolio and acquisition pipeline by conducting inspections, preparing survey reports, assisting outsourced operators with capital planning, and providing owner-representative oversight of third-party project and construction managers. This role supports all asset managers and provides backup to other Capital Asset Management team members. The successful candidate combines building-system familiarity, budget discipline, field judgment, clear writing, and confidence coordinating operators and external technical resources.
Position Responsibilities
Acquisition Diligence and Reporting
  • Conduct on-site inspections and assessments for senior housing acquisitions and existing assets throughout the United States, evaluating material site, envelope, roofing, structural, mechanical, electrical, plumbing, life-safety, vertical transportation, interior, and site-infrastructure conditions.
  • Prepare concise, decision-ready survey reports documenting observed conditions, photographs, immediate and near-term priorities, preliminary capital exposure, and items requiring specialist review.
  • Review available property condition assessments, engineering reports, proposals, maintenance records, and capital history; identify inconsistencies, diligence gaps, and required follow-up.
  • Coordinate follow-up with operators, sellers, architects, engineers, consultants, contractors, and specialty vendors; communicate material risks and budget implications to investment and asset management stakeholders.
Capital Planning and Portfolio Support
  • Partner with outsourced senior housing operators to identify and prioritize capital needs across Florida and other assigned markets.
  • Contribute asset-condition observations, technical guidance, preliminary cost perspectives, and prioritization input to annual and multi-year capital plans, reforecasts, and monthly capital reviews.
  • Assess capital requests for scope, assumptions, reasonableness, asset conditions, resident and operational impact, regulatory considerations, and investment objectives.
  • Help establish and apply standards for unit turns, apartment upgrades, amenity renovations, exterior improvements, and recurring building-system replacements.
  • Provide technical support to operators, property teams, and asset managers, including review of preventive maintenance, equipment reliability, useful-life extension, and efficiency opportunities.
Owner-Representative Oversight
  • Represent the owner in oversight of third-party project and construction managers, architects, engineers, consultants, contractors, and vendors.
  • Provide guidance on capital budgets, technical requirements, owner standards, scope alignment, schedule priorities, quality expectations, and resident or operational impacts.
  • Review plans, budgets, schedules, proposals, bid comparisons, change requests, progress reports, invoices, and closeout information prepared by operators and third-party managers; identify gaps and escalate material cost, schedule, quality, safety, access, or operational concerns.
  • Participate in project calls and site reviews, monitor alignment with approved objectives, and maintain organized diligence and project documentation.
  • Support regional and national vendor relationships and practical process improvements that strengthen responsiveness, pricing visibility, reporting consistency, and data quality.
Position Requirements
  • Bachelor's degree required in Finance, Construction Management, Engineering, Architecture, Building or Facilities Management, Real Estate, or a closely related field.
  • At least four years of relevant experience in senior housing, multifamily, hospitality, healthcare real estate, capital management, engineering, construction, architecture, project management, or facility management.
  • Experience with occupied-building inspections, survey reporting, capital planning, budget review, renovation oversight, and coordination of outsourced operators or technical consultants.
  • Working familiarity with major building systems and the judgment to recognize material conditions, ask effective technical questions, and determine when specialist review is required.
