Kelso Building Services (KBS) delivers technology-driven facility solutions that help organizations improve building efficiency, reliability, and operational performance. To support our continued growth, KBS is hiring both Building Automation Monitoring Specialists I and II. This position is ideal for individuals who enjoy technology, problem-solving, and working in a team-oriented operations environment. Specialists play a key role in helping customers maintain building performance by monitoring system activity, coordinating service efforts, and responding to operational events as they occur.
Work Schedule: Overnight, weekend, and holiday shifts required.
Location: This position is fully on-site and is not eligible for remote work.
Position Overview The Building Automation Monitoring Specialist supports a centralized operations center responsible for overseeing building automation and facility systems across a nationwide customer portfolio. Team members review system alerts, investigate equipment conditions, coordinate response activities, and communicate with customers and service providers to resolve operational concerns. Success in this role requires strong organizational abilities, effective communication skills, technical curiosity, and the ability to remain focused while managing multiple tasks in a fast-paced environment.
Primary Duties & Responsibilities System Surveillance & Event Management
- Monitor building automation, HVAC, electrical, and related facility systems for operational abnormalities
- Review alarms, notifications, and exception reports generated by monitoring software
- Assess event urgency and determine the appropriate course of action
- Apply customer-specific response procedures and escalation protocols
- Recognize recurring patterns and trends that may indicate developing equipment issues
Customer Communication & Incident Support
- Handle customer communications through phone, email, and other approved channels
- Provide status updates regarding active incidents and service requests
- Document customer interactions and actions taken during event resolution
- Coordinate communication between customers, service vendors, technicians, and internal teams
- Maintain a professional and customer-focused approach during routine and high-priority situations
Building Automation Operations
- Access building systems using authorized remote monitoring tools
- Review trends, schedules, equipment status, and historical alarm information
- Perform approved system support activities such as schedule modifications, point checks, and system resets
- Assist with identifying the root causes of ongoing operational concerns
- Record troubleshooting results and recommendations within company platforms
Dispatch & Service Management
- Generate service tickets based on customer requests and system-generated events
- Coordinate field technician dispatch when site visits are required
- Track the completion status of active service requests and work orders
- Ensure service issues are assigned and prioritized appropriately
Documentation & Reporting
- Maintain accurate records of events, communications, and actions taken
- Update operational systems and ticketing platforms promptly
- Assist with reporting related to monitoring activity and operational performance
- Ensure all documentation meets company and customer standards
Professional Development
- Participate in technical, operational, and customer service training programs
- Expand knowledge of HVAC systems, building automation technologies, and customer facilities
- Contribute ideas that improve monitoring processes and team effectiveness
- Pursue additional learning opportunities and industry certifications when available
Qualifications Required
- High school diploma or equivalent
- Prior HVAC experience
- Proficiency with computers and the ability to navigate multiple software applications simultaneously
- Strong organizational skills with excellent attention to detail
- Ability to work a rotating schedule including nights, weekends, and holidays
Preferred
- Experience with Building Automation Systems (BAS), controls systems, or facility technologies
- Previous experience in a command center, operations center, dispatch, customer support, or technical support environment
- Knowledge of service management, dispatching, or work order software
- Familiarity with HVAC controls and building system operations
