Job Description
This Maintenance Technician supports the buildings overall operation and maintenance to include all interior and exterior lighting, kitchen equipment, ice machines, air condition and heating equipment, plumbing, fire control equipment, and other areas as assigned. All duties are to be performed in accordance with NMS’ mission, vision, and values.
Responsibilities
- Provides the highest quality of service to the customer at all times.
- Performs all assigned preventative maintenance work.
- Performs all assigned work requests on all electrical and mechanical equipment.
- Follows specifications, blueprints, manuals and schematic drawings for installation, maintenance and repair of structures and equipment.
- Uses hand and power tools, precision measuring and testing devices to test, diagnose, and repair equipment. Must be able to dismantle equipment and install working parts.
- Makes structure repairs to masonry, woodwork and furnishings, patch or replace plaster/plaster board, paint walls, ceilings, and trim.
- Maintains a log of all work performed, parts needed, or parts used on all work requests.
- Records utility readings and equipment readings daily and maintain current period readings in maintenance office.
- Clears clogged drains and replace plumbing fixtures. Connects water supplies and drainage pipelines and perform simple wiring and maintenance repair.
- Cleans sidewalks and entrances to the hotel of ice and snow when necessary.
- Have a thorough knowledge of emergency procedures. Adheres to all work rules, procedures and policies established by the company, including, but not limited to, those contained in the employee handbook.
- Notify supervisor if safety and sanitation standards are not being met.
- This position has no supervisory responsibilities.
- Other duties that are pertinent to the department or unit’s success may also be assigned.
Qualifications
- High school or mechanical trade school graduation or equivalent training.
- At least (3) three years of directly related facility maintenance experience in a commercial building setting.
- A valid driver’s license and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.
- Must pass pre-employment requirements which include but are not limited to: hair follicle drug test, physical assessment and criminal background check.
- Must be able to cooperate and work as part of a team with fellow employees, customers and clients.
- Must be able to make decisions in the moment with little to no supervision.
- Contract requires employees to speak, understand, read and write English.
- Must meet and adhere to all safety guidelines and regulations set forth by the company and client.

Description of environment: This is a public / office setting
Physical requirements: Employee is required to lift and/or move up to 20 lbs. Frequently to constantly required to sit, stand, walk, use hands/fingers to handle or feel, climb, stoop, kneel, crouch or crawl, talk/hear, see, taste/smell, and carry weight/lift.
Fit For Duty Test:
- Lift: Lift: Lift 50 lbs. from floor to knuckle x2
- Lift: Lift 50 lbs. from floor to waist x 2
- Lift: Lift 50 lbs. from floor to shoulders x 2
- Push: Push horizontally with a peak force of 75 f-lbs. with two hands.
- Stoop & Twist: Perform alternate cross over toe touches x 10 each side, self-paced but continuous.
- Squat Test: Functionally squat x 5, self-paced but continuous.
- Kneel: Kneel on one knee and stand. Return to kneel on opposite knee. Repeat alternate kneeling sequence x 10 for each knee, self-pace but continuous.
- Stairs: Climb up and down 12 steps x 5 for a total of 60 steps; o Allow 30 second rest after climbing up and down each set of 30 steps.
- Stairs & Carry: Climb up and down 12 steps x 2 for a total of 24 steps while carrying 40 lbs. in one hand and using the other hand to grasp a railing for safety, self-paced but continuous.
- Allow a 30 second rest period after climbing up and down 12 steps while carrying.
- Slanted Ladder: Climb a slanted ladder with 8 rungs x 8 repetitions for a total of 64 rungs;
- Allow 30 second rests after each climb (up and down) of 16 rungs, self-paced.
- Shovel: Perform a shovel test for three (3) minutes self-paced but continuous (i.e., no breaks) using a standard snow shovel with a 3 lb. weight attached to the shovel blade. (e.g. sand bag weight securely taped to the shovel blade.)
