Pan American Properties, Inc. is seeking an experienced Property Supervisor to provide leadership and operational oversight across a portfolio of multi-family apartment communities throughout Southern California.

This is a portfolio leadership role for an experienced property management professional who understands that successful communities require more than keeping day-to-day operations moving. They require strong teams, sound financial management, consistent operational standards, and leaders who take genuine ownership of results.

As a Property Supervisor, you will directly lead and develop Property Managers, oversee the financial and operational performance of your assigned communities, maintain an active presence at your properties, and serve as an important connection between our site teams, corporate departments, and property owners.

We're looking for a leader who knows how to set clear expectations, coach and develop managers, identify issues early, hold teams accountable, and provide the direction and resources Property Managers need to successfully own the day-to-day performance of their communities. This role requires the ability to maintain strong portfolio-level oversight while empowering capable managers to lead effectively at the property level.


🔑 WHAT YOU'LL OWN

👥 Lead & Develop Property Managers

Your success will be closely tied to the success of the people you lead.

You will:

  • Provide direct leadership, coaching, support, and accountability to Property Managers and other assigned team members.
  • Establish clear expectations, priorities, and performance goals.
  • Conduct regular one-on-one and portfolio meetings to review results, challenges, and action items.
  • Monitor performance, provide meaningful feedback, and complete performance evaluations.
  • Identify performance concerns early and partner with leadership and Human Resources when additional support or corrective action is needed.
  • Participate in recruiting, onboarding, training, and developing on-site team members.
  • Help managers navigate challenging resident, personnel, financial, and operational situations while maintaining appropriate ownership at the property level.
  • Build capable, accountable managers rather than stepping in and routinely performing their responsibilities for them.

📊 Drive Financial & Portfolio Performance

You won't simply receive reports — you'll be expected to understand the numbers, identify what they mean, and act on them.

You will:

  • Carry responsibility for the financial and operational performance of your assigned portfolio.
  • Review property financial statements, budgets, income, expenses, delinquencies, and significant variances.
  • Conduct regular financial and performance reviews with Property Managers.
  • Partner with site teams in developing annual budgets and monitoring performance against them.
  • Review and approve property expenses and evaluate opportunities to improve financial performance.
  • Monitor occupancy, leasing activity, traffic, delinquency, turnover, and other key performance indicators.
  • Establish and evaluate rental rates using market conditions, property performance, expenses, amenities, and ownership objectives.
  • Support forecasting, capital planning, maintenance budgeting, and long-range property planning.
  • Turn portfolio data into clear priorities and action plans.

🏘️ Maintain Strong Operational Oversight

Strong Property Supervisors know their properties firsthand.

You will regularly visit communities throughout your portfolio to:

  • Evaluate curb appeal, marketability, leasing operations, unit conditions, safety, maintenance standards, and overall property performance.
  • Ensure communities are appropriately staffed and operating according to company standards.
  • Identify underperformance and work with Property Managers to develop and execute corrective action plans.
  • Spot-check vacant and completed units and monitor turnover and rent-ready standards.
  • Review property inspections and ensure deficiencies are appropriately addressed.
  • Maintain oversight of resident issues, documentation, property assets, and operational compliance.

🔧 Partner on Maintenance & Capital Projects

You don't need to personally perform repairs, but you do need to understand multi-family maintenance well enough to ask the right questions, assess priorities, and make sound decisions.

You will partner closely with maintenance leadership to:

  • Evaluate recurring property conditions and significant maintenance needs.
  • Review proposals, bids, and major project recommendations.
  • Monitor capital and contract projects for scope, quality, progress, and budget alignment.
  • Ensure completed work meets company and property standards.
  • Help ensure maintenance resources are deployed appropriately across the portfolio.

🤝 Build Strong Owner & Stakeholder Relationships

You will serve as an important bridge between our properties, corporate team, and property owners.

You'll communicate proactively regarding property performance, challenges, projects, priorities, and recommended solutions while building productive relationships with owners, residents, vendors, contractors, and internal departments.

You'll also help ensure your portfolio maintains appropriate compliance with company policies, Fair Housing requirements, real estate regulations, safety requirements, and established operational standards.

  • Have meaningful experience directly leading and managing Property Managers.
  • Know how to coach, delegate, establish expectations, and hold managers accountable without taking over their responsibilities.
  • Understand property financials and can confidently evaluate budgets, income, expenses, variances, delinquencies, and overall performance.
  • Understand multi-family maintenance operations and can appropriately assess and prioritize property needs.
  • Can identify portfolio-level trends and concerns while still maintaining appropriate attention to individual properties.
  • Are highly organized and capable of managing competing priorities across multiple properties and teams.
  • Communicate effectively with site employees, residents, vendors, executives, and property owners.
  • Are comfortable making decisions, solving problems, and taking ownership of outcomes.
  • Bring a collaborative, respectful, solutions-oriented leadership style.

🎯 MINIMUM QUALIFICATIONS

  • Valid California Real Estate License - Required
  • Minimum 3 years of highly relevant property management experience, with increasing levels of responsibility including overseeing property managers and a portfolio of properties 
  • Demonstrated experience overseeing the operations and financial performance of multiple apartment communities
  • Demonstrated experience directly supervising multiple Property Managers, including coaching, performance management, development, and accountability
  • Strong financial, budgeting, and analytical skills
  • Strong working knowledge of multi-family property operations, maintenance, Fair Housing, and applicable real estate requirements
  • Proficiency with Microsoft Office/Microsoft 365 and comfort working across property management, project management, communication, and reporting platforms
  • Bachelor's degree in Business, Finance, Marketing, Real Estate, or a related discipline preferred
  • Valid driver's license and ability to regularly travel throughout the assigned region
  • Ability to participate in the company's rotating on-call schedule, currently approximately one seven-day rotation every six weeks
  • Must be authorized to work in the United States
  • Must successfully complete a pre-employment background check and drug screening*

🚗 LOCATION, TRAVEL & SCHEDULE

This is a full-time, exempt leadership position requiring regular in-person presence throughout the assigned portfolio.

This is a full-time, exempt position that is primarily remote, with regular in-person responsibilities throughout the assigned portfolio.

Property Supervisors currently work from our Corporate Office in Tustin on Wednesdays and travel as needed to assigned communities throughout Los Angeles, Long Beach, Orange County, and the Inland Empire for property visits, inspections, meetings, and other operational needs.

Candidates should anticipate approximately 75% remote work and 25% in-person travel, although this may vary and is subject to change based on portfolio and business needs. 

Property Supervisors also participate in a rotating on-call schedule to provide leadership support for urgent property or resident matters outside regular business hours.


💻 TECHNOLOGY & AI

Pan American Properties operates in a technology-driven environment and actively embraces AI and emerging technology as tools for working smarter and continuously improving how we operate.

Property Supervisors should be confident technology users who are comfortable working across Microsoft 365, property management and accounting software, project/task management platforms, virtual communication tools, and electronic reporting systems.

Experience with Rent Manager and Asana is a plus. Experience effectively incorporating generative AI tools into professional workflows is strongly preferred.
