Purpose
The EME Building Manager will serve as the primary point of contact for all facility, utility, security, safety, and operational continuity/support matters including providing comprehensive management, coordination, and oversight for the EME building to ensure efficient and effective operational support of research activities. The EME Building Manager will report to the Director of the Center for Energy & Environmental Systems Analysis (CEESA).
Responsibilities
Serves as the EME point of contact (POC) with UT Facilities and custodial services. Oversees and coordinates all custodial services and emergency and routine building maintenance/repair work orders for EME to ensure timely and satisfactory performance of work orders. Coordinates lab final cleaning and preparation of offices and labs when occupants change to ensure safe and orderly transitions. Monitors office and lab facility condition/needs and reports infrastructure issues not covered through routine UT work requests to the CES Director or their designee with recommendations for replacement or repair.
The principal tenet of the EME safety program is cultivating a culture of safety through the leadership of the CES Director, faculty and PIs. Therefore, the primary responsibility for Lab Safety and conducting all research activities in a safe manner compliant with UT EHS policies is the responsibility of the PI, their students and staff. The EME Building Manager will serve as the POC for EME with UT Environmental Health and Safety and will monitor EME’s compliance with all UT and EME Lab Safety requirements. The EME Building Manager will conduct lab inspections at least once a semester and make notes of any safety violations during any visit to a lab and report them to the PI, with copies to the CES Director and the EME Building Safety Committee. Serves on the EME Building Safety Committee to receive guidance and help ensure consistent application of building specific safety requirements.
Represents the EME Director and researchers with UT PDC when EME Building renovations are being proposed or conducted to ensure that EME lab safety and operations are not compromised and to minimize inconvenience to building occupants and research activities during demolition, construction, renovations, utility outages and disruptions. Acts as a liaison to UT Facilities Services, and other interdepartmental entities, as well as outside contractors for facilities related issues and escorts them as needed to maintain safe, secure and normal building operations.
Coordinates building access via Building Access Card System (BACs) and serve as a point of contact for BACs access issues. Coordinates and requests keys for new researchers consistent with UT and EME key issuance policies. Responsible for the EME space inventory and maintenance of space records.
Serve as a liaison to UTPD, the UT Association of Lab Managers, and the UT Emergency Management Division. Develops and maintains building-specific emergency preparedness protocols and coordinates staff training accordingly. and helps ensure compliance with safety standards.
Performs other related duties as assigned.
Required Qualifications
Bachelor’s Degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field
Three (3) years of experience in a supervisory/manager capacity
Demonstrated experience managing building maintenance, building systems, facility projects, contractors, and vendors
Experience coordinating multiple priorities, work orders, preventative maintenance, and facilities-related projects in a fast-paced environment
Knowledge of building systems, including HVAC, electrical, plumbing, life safety, and building automation systems
Knowledge of applicable building codes, safety regulations, and facilities management best practices
Experience developing scopes of work, coordinating contracted services, and monitoring vendor performance
Demonstrated ability to build collaborative relationships and communicate effectively with a wide range of internal and external stakeholders
Demonstrated organizational, project management, and problem-solving skills with strong attention to detail
Ability to respond to after-hours emergencies and participate in an on-call rotation as needed
Proficiency with Microsoft Office and computerized work order or facilities management systems
Relevant education and experience may be substituted as appropriate.
Preferred Qualifications
Experience managing facilities, laboratories, research spaces, or other technically complex environments
Experience working in a university, research institution, engineering, or scientific environment
Experience coordinating laboratory safety, Environmental Health and Safety requirements, inspections, or emergency preparedness
Experience coordinating renovation, construction, utility outage, building access, or other facilities-related projects
Driving Required
This job requires a class "C" operator's driver's license. The applicant selected must provide a current three year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident. Employees who are required to have a CDL are subject to drug and alcohol testing (pre-employment, post-accident, reasonable suspicion, random, return-to-duty, and follow-up drug and alcohol testing).
Salary Range
$85,000 + depending on qualifications
Working Conditions
Work is performed in both office and field environments, mechanical rooms, loading docks, rooftops, and outdoor areas in varying weather conditions
Position requires frequent walking throughout multi-level buildings, climbing stairs and ladders, bending, stooping, reaching, and lifting or moving materials weighing up to 50 pounds with or without reasonable accommodation
May be required to operate University vehicles, powered equipment, hand tools, ladders, and other facilities-related equipment
Work may involve exposure to dust, noise, construction environments, mechanical equipment, cleaning products, and other conditions associated with facilities maintenance and building operations. Appropriate personal protective equipment (PPE) must be used when required
Work Shift
Standard business hours are Monday – Friday 8:00 a.m. to 5 p.m.
Position requires flexibility to support evening, weekend, and occasional holiday work in support of construction activities and operational needs
Must be available to respond to after-hours facility emergencies, including critical building systems or environmental conditions that could impact operations or collection preservation
