The Opportunity

Reporting into the Head of Business Development & Development Leasing, the Transactions Analyst will provide analytical and execution support across the acquisition and divestment activities of the Dexus Industrial business.

Working across an active pipeline of investment opportunities, you will undertake financial modelling, investment analysis and market research, while supporting transactions from initial assessment through due diligence, investment approval and settlement.

You’ll work alongside experienced professionals within a high-performing and collaborative team, gaining exposure to one of the most active and resilient sectors of the property market.

You will make an impact by:

• Undertaking financial modelling and preliminary analysis to assess potential acquisition and divestment opportunities.
• Supporting the end-to-end execution of transactions, including due diligence, document management and the tracking of key milestones and deliverables.
• Preparing financial analysis, feasibility assessments and investment committee papers that clearly communicate key assumptions, risks and investment metrics.
• Compiling market intelligence on industrial property conditions, comparable transactions and emerging themes across key Australian markets.
• Supporting the screening of new opportunities and assessing their alignment with relevant investment and fund mandates.
• Coordinating with internal teams including asset management, development, leasing, finance and legal, as well as external agents, valuers and consultants.
• Managing multiple concurrent opportunities and proactively following up the information required to keep transactions progressing.
• Contributing positively to team culture through a proactive, respectful and solutions-focused approach.

About You

You are commercially minded, motivated and genuinely interested in building your career within the industrial sector.  You enjoy working with numbers but can also interpret what the analysis means commercially and communicate your findings clearly.

With at least two to three years’ relevant experience across property valuations, investment analysis, real estate finance, development, funds management or capital transactions, you are looking for an opportunity to gain closer exposure to live deals and make a meaningful contribution within a high-performing Industrial business.

You will bring:

• A tertiary qualification in property, valuation, commerce, finance, economics, business or a related discipline.
• Demonstrated property financial modelling capability, with the ability to independently build, update and interrogate investment or valuation models.
• Experience with Forbury will be highly regarded.
• An understanding of property investment concepts and key metrics, including IRR, yield-on-cost and equivalent yield.
• Strong Excel and analytical skills, supported by excellent attention to detail.
• Commercial judgement and the ability to assess whether an opportunity warrants further investigation.
• Initiative and a willingness to take ownership, proactively obtain information and keep work moving.
• Strong time management skills and the ability to prioritise across multiple concurrent opportunities.
• Clear written and verbal communication skills.
• A positive and respectful approach, strong work ethic and collaborative team spirit.
• Integrity and discretion when handling confidential and commercially sensitive information.
