Description

 About the company:

Established in Raleigh, NC in 1971, Piedmont Service Group is a privately held energy efficiency and facilities services company focused exclusively on helping commercial, industrial, institutional, and government organizations operate and maintain their buildings in a safe, healthy, and efficient manner.

Our offices across the Carolinas and Virginia allow us to serve our clients with a team of local accredited and licensed professionals. Piedmont is committed to building lasting relationships with the customers we serve and fully understanding our customers’ needs to provide the best solution for each client.

Position Summary

The Special Projects (Construction) Sales Representative wins commercial and industrial HVAC construction work for Piedmont Service Group. This is a true sales role, not a proposal desk. You will build relationships with general contractors, mechanical engineers, owners, and facility managers, help shape the solution early through design and value engineering conversations, and carry each opportunity from first conversation through contract and a clean handoff to Project Management and Operations.

Position Details:

  • Reports to: Special Projects’ General Manager
  • Location: Raleigh and Triangle Area
  • Travel: Regular travel to customer and job sites within the assigned market. A valid driver’s license is required.

Position Responsibilities:

Win the work

  • Meet or exceed annual bookings and gross profit goals for the assigned market.
  • Build and maintain relationships with general contractors, mechanical engineers, owners, and facility managers so Piedmont is involved early in bid, negotiated, and design-build opportunities.
  • Lead value engineering and alternative solution conversations that improve the customer’s budget, schedule, and long-term cost to own and operate.
  • Identify and qualify opportunities, follow up promptly on leads and referrals, and keep an active pipeline and backlog that supports the annual goal.

Develop and price the solution

  • Survey existing systems and interpret drawings, specifications, equipment, and job conditions to understand what the customer needs.
  • Estimate or budget HVAC and controls projects for commercial and industrial buildings.
  • Prepare clear proposals and contract packages that explain scope, assumptions, and value.
  • Negotiate pricing, terms, and contract documents, and work with subcontractors and vendors on buy-out, while protecting margin.

Hand off and keep the customer

  • Prepare the job file and review contract documents with the Project Manager before the turnover meeting.
  • Work with Service, Project Management, and Operations to ensure customer satisfaction and a successful turnover, and pass service opportunities found during construction to the Service Department.
  • Respond promptly to customer concerns and see them through to resolution.
  • Follow company safety practices and support a culture where the safety of yourself and your teammates comes first.

Requirements

Required Qualifications

  • 5+ years of proven success winning commercial and industrial HVAC construction projects, with a track record of closing work, not just preparing proposals.
  • Working knowledge of HVAC and building automation systems, including chillers, boilers, WSHP, AHUs, RTUs and split systems, CRAC units, duct and piping systems, and direct digital controls, and the codes that apply to them.
  • 5+ years of experience estimating and presenting full conceptual solutions to customers in the commercial and industrial markets.
  • Strong customer relationship and negotiating skills.
  • Experience writing proposals and purchase orders, reviewing contract documents, and buying out subcontractors, equipment, and materials.
  • Proficiency with Microsoft Office, Microsoft Project, and Salesforce CRM.
  • Strong organizational, interpersonal, and team skills.

Preferred Qualifications

  • Mechanical engineering degree or equivalent technical background.
  • Established relationships with general contractors and engineers in the assigned market.

Compensation:

Base salary plus commission on the gross profit of the work you sell, with no cap on your earnings. Annual bookings and gross profit goals are set by experience level and discussed openly during the interview process. Piedmont also offers a full benefits package.
