Purpose of Job
The Estimator is responsible for project estimates and reports to the Senior Estimator or Chief Estimator. Works with clients, subcontractors/suppliers to plan cost factors for building projects; analyzes project documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties.

Primary Responsibilities

• Prepares estimates with the proper level of detail for all design stages: Conceptual, Schematic Design, Design Development, and Project Documents.
• Assists with maintaining the estimating cost database to ensure costs are up to date.
• Consults with clients, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
• Studies specifications to assist the operations team in planning procedures for the project on the basis of starting and completion times and staffing requirements for each phase of the project.
• Researches project documents and analyzes specifications to determine estimated costs.
• Works with the operations team throughout the project process in reviewing plans and specifications for constructability issues and determining general requirements on the project.
• Creates, maintains, and manages the project/design schedule for projects.
• Has the ability to manage and track multiple projects at once.
• Reviews design documents for proper information to receive accurate pricing from subcontractors and suppliers, generates acceptable value engineering ideas, and prepares life-cycle costing.
• Prepares quantity take-offs and estimates costs of materials, labor, and use of equipment required to fulfill all provisions of the contract.
• Assures that self-performed estimates comply with the requirements of the overall project contract with the Owner.
• Understands how to create proper bid packages and works to assure complete bids and giving the field team the right information needed to start the project or maintain the project schedule.
• Assists with system analysis of building components and MEP Systems.
• Reviews supplier bids for conformity to contract requirements and determines acceptable bids.
• Presents and explains project budgets to clients and operations teams.
• Administers hand-off to the Operations Team, periodically coordinates with the Ops team as needed.

Qualifications

• Bachelor's degree (B.S.) from a four-year college in Civil or Architectural Engineering preferred, or equivalent field experience.
• Capability to complete large projects and large, complex competitive bid projects.
• Proficiency preferred in BlueBeam, MS Excel, and Accubid Anywhere and Live Count.
• Ability to work within GNS Standard estimating processes as directed by Precon Director.
• History of successfully working internally with the operational team and externally with subcontractors.

Physical Demands

• Ability to lift, push/pull, and hold/carry up to 15–25 lbs frequently, manipulated from ground-to-waist, waist-to-shoulder, and waist-level positions
• Climbing: extension ladders and 3+ flights of stairs (all forms occasionally)
• Standing: 1–3 hrs frequently; Sitting: 5–7 hrs continuously; Walking: 1–3 hrs frequently, over flat and rough terrain; Running: not essential to job function
• Stooping/kneeling/crouching/crawling: 5–20 times daily
• Reaching/handling/fingering: 50+ times daily
• Vision: peripheral vision, focus, color perception, and depth perception all essential
• Mental abilities: must understand and follow oral and written instructions, give instructions, and make decisions per established procedures
• Verbal abilities: communicates by phone/radio, with supervisors, subordinates, and the general public; reading is essential to the job
• Numerical: must perform two-digit calculations mentally and calculations aided by a calculator or measurement device
• Spatial abilities: essential (e.g., blueprint reading)
• Manual dexterity: uses telephone, computer keyboard, calculator, copy machine, and fax machine
• Finger dexterity: essential — significant computer/electronic data-entry required
