Responsibilities
The individual’s primary responsibility will be to work as part of the Oaktree’s valuation team and assist with valuation of portfolio assets within Oaktree’s real estate and other funds in the U.S., Europe and Asia.
- Independently perform complex valuations of illiquid real estate equity and debt investments across diverse property types and global markets (U.S., Europe and Asia)
- Manage the valuation process: scope of work, data gathering, market research, and model preparation and review
- Apply DCF (Argus and MS Excel), Sales Comparison, and Cost approaches
- Liaise with investment teams on model updates and proposed marks.
- Manage analysts through the quarterly portfolio valuation process
- Prepare and present valuation results clearly and concisely
- Manage internal and external data-collection workflows
- Assist with the coordination and administration of the private valuation function, such as interacting with accounting/marketing/legal departments, external auditors, and valuation firms
- Ensure valuations comply with legal and regulatory requirements
- Perform ad-hoc analysis as needed
Qualifications
- In-depth commercial real estate knowledge and experience
- 8+ years of commercial real estate and private credit valuation experience at a valuation/appraisal, Big 4, or financial advisory firm
- Expertise in real estate financial modeling and complex transaction structuring
- Thorough understanding of valuation standards (USPAP and IFRS) and financial reporting standards (ASC 820)
- In-depth technical knowledge in corporate finance, valuation methods, and accounting
- Proficiency in Argus Enterprise and MS Excel, and key data sources (CoStar, Bloomberg, Capital IQ)
- Able to manage competing priorities under tight deadlines
- Excellent written and spoken English communication skills
- Experience managing a team
- Ability to manage tasks with competing priorities and deadlines, and self-initiating other value-added tasks

Education
A Bachelor’s degree, preferably in Accounting, Finance or Economics. Master’s degree a plus. CFA holder a plus
