Job Description – AC Technician

Position Summary:

The AC Technician is responsible for the safe operation, maintenance, troubleshooting, and repair of all air conditioning, ventilation, and refrigeration-related systems and equipment within the hotel. The role ensures comfortable room temperatures, proper indoor air quality, guest satisfaction, and the reliable operation of HVAC systems in compliance with hotel standards, local regulations, and brand requirements.

Key Responsibilities:

• Carry out preventive and corrective maintenance of all air conditioning and HVAC systems, including split units, package units, fan coil units (FCUs), air handling units (AHUs), chillers, cooling towers, ventilation fans, exhaust systems, and related equipment across guest rooms, public areas, back-of-house, kitchen, laundry, and mechanical areas.
• Attend and resolve AC maintenance requests and guest room temperature-related complaints promptly to ensure guest comfort and satisfaction.
• Inspect, troubleshoot, and repair HVAC equipment, including compressors, condensers, evaporators, thermostats, motors, pumps, valves, filters, belts, and control systems.
• Monitor operating conditions and performance of HVAC equipment and identify potential faults or abnormalities before they lead to system breakdowns.
• Carry out regular cleaning and maintenance of air filters, coils, drain pans, condensate lines, and other HVAC components to ensure efficient and hygienic operation.
• Perform refrigerant pressure checks, leak detection, and other required HVAC maintenance activities in accordance with manufacturer guidelines and safety requirements.
• Support energy-saving initiatives by ensuring efficient operation of air conditioning and ventilation systems and reporting opportunities for reducing energy consumption.
• Ensure all AC and HVAC work is carried out safely, following hotel policies, manufacturer guidelines, environmental requirements, and local health and safety regulations.
• Maintain accurate maintenance logs, job cards, equipment records, and records of preventive and corrective HVAC work performed.
• Coordinate with the Engineering team and external contractors during HVAC repairs, servicing, projects, and inspections when required.
• Identify potential HVAC, mechanical, or safety hazards and report issues to the Engineering Supervisor/Manager proactively.
• Assist with maintaining proper temperature and ventilation conditions in guest rooms, restaurants, kitchens, meeting rooms, offices, and other hotel areas.
• Participate in emergency response situations such as major AC breakdowns, equipment failures, water leaks, or other HVAC-related emergencies.

Person Specification – AC Technician

Qualifications & Experience:

• Technical certificate, diploma, or trade qualification in HVAC, Refrigeration, Mechanical Engineering, or a related field.
• Minimum 3–5 years of hands-on experience as an AC/HVAC Technician, preferably in a hotel environment (mandatory).
• Solid knowledge of hotel HVAC systems, including split units, FCUs, AHUs, chillers, cooling towers, ventilation systems, and refrigeration equipment.
• Experience working with preventive maintenance schedules, HVAC troubleshooting, and fault-finding in live hotel operations.

Skills & Competencies:

• Strong troubleshooting and problem-solving skills related to air conditioning, refrigeration, and HVAC systems.
• Good understanding of HVAC safety standards, refrigerant handling, electrical safety, and workplace health and safety requirements.
• Ability to perform basic electrical and mechanical troubleshooting related to HVAC equipment.
• Ability to identify and diagnose common HVAC faults and equipment performance issues.
• Ability to work independently and as part of a team.
• Good communication skills to coordinate with supervisors, Engineering team members, and other departments.
• Basic ability to read HVAC diagrams, technical drawings, equipment manuals, and control schematics.
