As our Property Operations and Technical Manager, you are responsible for the safe, reliable and cost-effective operation of the corporate office park and its associated building infrastructure. The role provides technical leadership across electrical, mechanical, HVAC, plumbing, fire, vertical transportation, water, energy and building management systems.
The role is accountable for property project delivery, preventive and corrective maintenance, management of the property service desk, contractor performance, statutory compliance, utilities optimisation and the ongoing improvement of building services.
The position requires a hands-on manager who can coordinate technical teams, service providers, tenants and internal stakeholders while maintaining clear governance, service standards and operational reporting, for us to stay ahead of the game.
What you’ll do
You’ll take ownership of work that gives us our competitive edge, including:
Property Project Management
- Develop project briefs, scopes of work, technical specifications, budgets, programmes and resource plans for property-related projects.
- Manage refurbishment, fit-out, infrastructure replacement, energy, water, security and building-services projects from initiation through handover and close-out.
- Coordinate consultants, contractors, vendors, internal stakeholders and tenants throughout the project lifecycle.
- Monitor project scope, cost, quality, programme, risks, dependencies and change
- Review technical proposals, drawings, method statements, quotations and contractor
- Maintain project governance documentation, including approvals, risk registers, progress reports, variation records, snag lists and completion certificates.
- Ensure that operational readiness, training, warranties, asset records and maintenance requirements are completed before project handover.
- Act as the technical property representative on construction, refurbishment and infrastructure projects.
Property Service Desk Management
- Lead and oversee the property service desk function, ensuring effective logging, prioritisation and resolution of maintenance and facility-related requests.
- Monitor service levels, response times and customer satisfaction metrics.
- Identify recurring issues and implement corrective and preventative solutions.
- Produce regular reporting on service performance, trends and improvement opportunities.
Technical Building Systems Management
- Provide technical oversight of all building services including HVAC, electrical, plumbing, fire, security, vertical transportation and utility systems.
- Ensure the reliability, compliance and performance of critical building infrastructure.
- Lead technical problem-solving, root-cause investigations and asset lifecycle planning.
- Review technical specifications, drawings and contractor submissions.
Building Systems & Maintenance Technology
- Lead the implementation and ongoing optimisation of property service-desk, maintenance-management and building-monitoring systems to support efficient facilities
- Drive the adoption of technology and data-driven reporting to improve asset management, maintenance planning and service delivery performance.
- Maintain accurate asset, maintenance and operational records to support compliance, reporting and decision-making.
Technical Governance & Operating Procedures
- Review and enhance the operational standards, maintenance procedures and emergency response protocols.
- Ensure compliance with statutory, safety and operational requirements.
- Maintain technical documentation, drawings, certifications and asset records.
- Promote continuous improvement through regular review of operational practices and
Asset Management & Lifecycle Planning
- Maintain oversight of the property asset portfolio and associated asset registers.
- Develop maintenance, refurbishment and replacement strategies for critical infrastructure.
- Coordinate condition assessments and long-term capital planning.
- Ensure effective management of warranties, service contracts and asset performance throughout the asset lifecycle.

What you’ll bring

- Relevant qualification in Facilities Management, Property Management, Building Services, Electrical or Mechanical Engineering (National Diploma, National N Diploma, Degree or equivalent).
- 7-10 years' experience in property operations, facilities management, technical services or building management.
- Proven experience managing commercial property operations, maintenance programmes and service delivery.
- Strong technical knowledge of building systems, including electrical, mechanical, HVAC, plumbing and fire services.
- Experience managing contractors, service providers, SLAs and maintenance contracts.
- Experience leading facilities, refurbishment, infrastructure or maintenance-related projects.
- Sound understanding of occupational health, safety, environmental and statutory compliance requirements.
- Financial and commercial acumen, including budgeting, forecasting and cost control.
- Proven leadership, stakeholder management and problem-solving capability.
Desirable skills you’ve got up your sleeve
It would be great if you also have some the following skills:
- In-depth knowledge of sports betting markets, including odds calculation, betting types and market trends
- Previous experience in the online gaming or casino industry, with a strong understanding of player behaviour and industry regulations
- Familiarity with gambling regulations and compliance requirements in various jurisdictions, ensuring adherence to legal standards
- Experience in developing and executing customer retention strategies
- Professional certification or registration in Facilities Management, Engineering, Project
- Management or a related discipline.
- Experience implementing or operating property technology platforms, maintenance management systems or building-monitoring solutions.
- Experience in asset lifecycle management, preventative maintenance planning and utilities optimisation.
- Experience in the planning, development and delivery of building renovations, office fit outs, infrastructure upgrades and capital improvement projects.
- Sustainability, energy management and ESG experience within a commercial property environment.
